One idea is to make the patterned section behave like metal shutters that slide across the facade--covering various rooms and/or balcony area of your condo depending on whim/desire. A very unoriginal idea to be sure, but still lov'n it.

Alternatively they could be locked in place precast panels with glazing behind or fritted glass but I like the 3D texture of it.

This sort of design is relatively common across Europe--especially Scandinavia, Germany and France so why not here in the Tdot?

Which do you prefer--FAD or passé condos?

One of you nimbies suggested the roof PH area must be resolved better. One idea:

A 3 storey glass box housing the amenities including pool, fitness, kitchen and perhaps a restaurant open to the public with an extensive deck in addition to the mechanical penthouse stuff, all draped in a pitched roof that continues the pentagon--is it CIA-approved? :p--cutouts that frame views and allow in diffuse light.

Just north of 170 Spadina Av is a recently-created parking lot--stupid mistake imo as a heritage building stood on the site. Well I propose a modest loft building--Spadina Haus--to be built on that site. I'm thinking a gun metal black or grey steel facade and balconies that continue the "pentagon" theme from building #7. Spadina Haus -- lucky #8?

I had another unoriginal thought enter my NimbyTect brain ... so I'm sticking to the pentagon theme--going for the three peat I guess. Another Spadina Avenue site--200 Spadina Avenue here including the buildings just south of Chinatown Centre.

The idea: super miminal interpretation of the Spadina Av warehouse look with a tower setback rising skywards...well about 16 storeys or so. Building #9 of my first (un)masteredplanned NimbyTect Neighbourhood.
 
Building #9 is still under construction, so today I'm turning my attention to building #10--location Southeast corner Richmond and Spadina, where those tasty falafels can be found today--rich$PA for short. I'm still working through my current design obsession--punching patterns into spandrel panels--don't you agree it could look rather hot?

Time for the big cantilevered NimbyTect reveal... :p I had to whack some height off in G.earth so yes it would be taller (ppl that work with SU know about polygon count issues.) Basically repeat the massing another ... 10,000 storeys? Nah, about 20 floors.

I've got another cantilevered-beast coming across the street and yep, more holes than Ice Condo's roof top.

16-20s is about right here although the design is bad enough that I'd say tough luck nimbies I'm going for a triple!

I gots a problem: I can't get Kerkythea to work in Windows 8 + SketchUp Make.:( I just downloaded Thea trial so I can start making quality renderporn--my first attempt sucks:

The concept: future suburban rowhouse design with pitched roof and occasional retail/live/work uses at grade. By suburban I mean the kind of developments that should line Burnhamthorpe, Dundas, Lake Shore, Dufferin etc eventually ... if I had my way or the highway.
The materials: textured galvanized metal cladding with wood & precast trim. (Alternatively--textured precast panels with a glossy metallic paint coating.)
The glass: Not happening yet.

I can't get the materials editor to work--it just hangs--which sort of sucks but at least I get to figure out the basics. Another look at NimbyTect's Spadina Bust at 147 Spadina Avenue:
