Bravo Condos (22 Norton in NYCC, Baywood/Pemberton, 19s, P+S/IBI)

Well it says:

"Approximately 165,000 S.F. Of Condominium Units To Be Built. Over 20 Storeys. Contact L.A. For Details. *Full Address 25 Mckee Avenue, (26 Norton Ave.,Commercial Property) Toronto, Ontario."

Does that imply they'll go ahead and build it then sell the building?

I don't think so ... from what I gather, the listing is for the land only.
I think they are selling the 'value added' from the condo proposal (which may or may not be approved - I don't know), plans, etc.
 
Yea that's what I thought ... but if you notice the wording it clearly implies the units will be built ... as opposed to the other lot of land for sale which only indicates the potential for the residential development.

I think this is completely approved now.
 
I wonder how many purchasers and potential purchasers are aware of this ?!?

of course I decided to play dumb and call Baywood, their sales people appear to either not know anything, or pretend to not know anything about the Bravo site being for sale ... she goes on to tell me that the sales office is closed only for renovation such that Baywood can launch 'new floorplans' in a couple of weeks, so I should register with them now ... LOL whatever :rolleyes:

I heard the site has been sold but I don't know to whom. From the above info, it appears it will be the same type of deal as the The Modern on Richmond, the site will not be cancelled, the sales will be transferred to the new owner.

I think it might be your brower then ... at minimum typing in http://www.mbamodels.ca/
into your brower should have worked .... maybe try using Internet Explorer or something ~
 
The BRAVO Condo Site was sold condtitionally at one point but the deeal fell through. It is still available for sale. $7.9 MIL

Property is about 60% Sold out and over $4 Mil in deposits (i guess a lot of people putting 5% down)


Word has got around and a lot of investors/developpers have looked at this property but because of the current condo sales are slowing down--nobody is willing to purchase the land at that price.

Baywood paid approxamitely 2 Mil for the 2 properties where this is going up (good price at the time) after getting OMB approval, holding costs, marketing costs etc they want to still make a couple million on top but I don't see that happening. They might have to wait to let the market strengthen to find a buyer or develop it, themselves.

They also put up for sale a 21 townhouse development site on Old Kennedy Rd/Steeles but after 2 months after they put it up for sale they decided to develop the properties themselves, they might of got more townhomes sold. I beleive at the time they had 8 or 9 sold out of the 21, when the development was for sale.
 
Looks like the Pemberton group has bought the site. Bravo condos is posted on their website.

thanks for investigating Carter ... wow Pemberton has been on a shopping spree lately haven't they ? first Bohemian Embassy and now Bravo ... hopefully they built a good product as their buildings normally turn out pretty crappy finishing wise (ie: Princess Place, Premiere, Parklane)
