    Noisy Condo Tenants

Trust me, I see crappy work all the time. But inspections are usually pretty thorough.

    Noisy Condo Tenants

First, your photo appears to be an exterior wall. For the scope of this discussion we are talking about walls between units. Secondly the fact that there is no insulation shown here is meaningless since it's not finished. I'm not saying you are wrong on what you've seen, but this picture proves...

    Noisy Condo Tenants

I'm a bit confused. Are you talking about studs drilled to the floor to create a wall that separates the suites? If so, how would you know there is no insulation?

    Noisy Condo Tenants

I'm not a building code expert, but most places I've worked on had concrete walls between units. On the places that only had studs, they had insulation. If you are putting studs against concrete then no insulation needed. Usually the drywall is nailed to the concrete.

    Baby, we got a bubble!?

There's no seniority in my union. There just simply isn't enough work to have everyone work steady right now. I work in the ICI and highrise sector. I work on pretty much anything other than houses. In my trade (electrical) the housing guys usually don't mix with the ICI/Highrise guys and...

    Baby, we got a bubble!?

You grossly over estimate the amount of labour needed for that project or grossly under estimate the amount of labour that has been involved in the housing boom. I know tons of guys are not working today. I shudder to think what it will be like during a major slow down.

    Baby, we got a bubble!?

Such as? I work in construction and I can't think of anyone that has skills for other careers, other than working at home Depot.

Hydro Time of Use rates ... scam?

The way we pay for electricity is a big scam IMO. After living in 2 condos with electricity bills, finding a place with all in costs was a major deciding factor on picking where I live now. Because of all these stupid addon fees, it's extremely difficult to actually save any money of note. I...

    Baby, we got a bubble!?

Blanket statements like this make you look like a fool and make all realtors look bad. Millions of Americans would strongly disagree with your statement. I'm sure quite a lot of Canadians in the mid 90s would not have seen it your way either.

    Elevator Constructors strike

I've been told by a couple of people that the drywallers/framers are on strike too, but I've not been able to get that confirmed.

Real Estate Lawyer - pre-con Condo

Yes, I've been satisfied. I can't remember exact costs off the top of my head, but I believe the quote the web site gives is accurate. I would certainly recommend them if you are just looking for basic service. I don't know if shub specifically does any work.

Real Estate Lawyer - pre-con Condo

I've used them 6 times. They are very much operating like a factory. If you're looking for really personal service, go elsewhere. I've found that they get the job done and I'm not really looking for frills. The bulk of the work is done by clerks but when I've purchased I've dealt with Mario...

    How Many Types of Investment?

Where is your home that gave a 600% return in 6 years? I think the people at Guinness would love to have a chat with you.

Real estate agents - why do you do this?

I know an engineer that switched careers to real estate. She initially went through the process of becoming an agent just for broadening her mind/learning about the process. After she was done she thought she should give it a go so gave up her engineering job. I didn't last though and she...

    Baby, we got a bubble!?

Ric I don't doubt you about the rises in rental rates with what you're seeing on MLS, but that's a flawed view of the market. As CN tower pointed out, most rentals are done outside of MLS. I signed a lease a few months ago and quickly found that MLS was a waste of my time. There was way more...

Anyone sold their own home? Or used a flat-fee MLS service?

I really love the commercial they have right now showing the couple with the disaster house all because they didn't use an agent. Every single one of the issues they pointed out could have happened with an agent!

Condo walls for hanging flatscreen TV?

As you should. I never once said you should mount the mount with drywall screws, I said it's OK to mount PLYWOOD with drywall screws. A very important difference.

Condo walls for hanging flatscreen TV?

Plywood mounted to the wall behind an extendable mount? I think I just vomited into the back of my throat. I understand your concern by I still believe, even with all that extra weight several screws would do the job fine. Heck, since ascetics are of no concern go ahead and use the kitchen...

Condo walls for hanging flatscreen TV?

Yes, and I stand by it. Nobody in the trades uses toggle bolts in this way that I've ever seen. This is as true right now as it was when I first posted it. It's a very expensive way to install things (ie. labour intensive) for things that don't need them. I have already agreed with you that...
