Sheesh. A brick facade with punch windows and they still can't come up with an interior floor plan that works harmoniously with it. Oh well, looks like the spandrel insets are only on one side. I guess it's a win.

Aren't they going to build one across or down the street fom this location which will have a similar red brick look like this building ? If think I've seen it posted somewhere on Urban Toronto !

You're presumably referring to 591 Sherbourne. I'm also excited to see more brick, but based on the developer and architect I'd be surprised if it were executed anywhere near as well as the Selby.

Some guide lines, there's no breathing space no view ! I Feel sorry for the condo owners. I'm guessing they payed a cheaper price for they're unit !

A lot of those northern facing units went up for sale when the green light was given for this project. Prices were pretty reasonable but the units sat pretty long for such a hot market. I wonder how many buyers knew about their new neighbor.

This is how slum condos are created in my opinion ! There should be better guide lines on how tall the building is and how far away they should be !

There are - from the project final report before the TEYCC:

The proposed tower has been sited flush with the base building at the north property line of the site facing Selby Street in an attempt to provide a sufficient tower separation from the adjacent James Cooper tower to the south. Selby Street has a sidewalk width of approximately 5 metres and the final base building design is to include canopies and treatment to visually separate it from the tower portion. The proposed tower location would achieve an average tower setback to the south property line of approximately 12.5 metres as set out in the City's Tall Building Guidelines to protect for skyview, privacy and access to natural light. The front portion of the proposed tower, up to the 34th floor, has been carved out to provide a 15 metre side yard setback to the property line and approximately 20 metres to the face of the James Cooper Tower. Other setbacks from the tower along this side range from 11.4 metres to a minimum 8.9 metres for the tower portion above the height of the abutting James Cooper tower.

It is fine.

I mean the north side of james cooper never got sun because it’s the north side. I can definitely attest to the south side of selby (facing james cooper) as getting sun on all portions at various times of the day.
They are very close but I actually really like their relationship. They work next to each other, unlike some towers.

This appears to be roughly doubling the retail space size.
