That model above can't be right. I don't think there's enough room to build a second high rise north of Malibu and LTD unless the Gardiner slices right through it...

The model is right. The Gardiner will pass immediately to the north of the last tower and strip podium at the top of the model.

Remember when The Met started going up and Encore had not yet started? Nobody thought there'd be room to jam Encore in there. Well, it didn't look like they could do it anyway. Same thing here: it's tight, but they are going to use every inch of space.

And if you've seen how close to the Gardiner some of the other condos are, then you know that they will build as close as possible.

As Malibu Investments Inc. completes work on a 32-storey, 500-unit condominium near the lake, it's preparing to launch a much smaller condo project nearby: a 15-storey building with just 187 suites.

Its moniker, LTD, alludes to the limited number of units in the boutique-style residence, but it's also the acronym of "Lakeshore to downtown." The phrase is meant to highlight the project's convenient location between the lake and the city's core.

"We view this as a more intimate building," development and marketing manager Terry Lustig says, adding that many people prefer a place where they can get to know their neighbours, something that's more difficult in a bigger residence.

The site at Bathurst Street and Lake Shore Boulevard is close to the Martin Goodman Trail, lush parks and ferries to the Toronto Islands, as well as the Air Canada and Rogers centres.

Live theatre venues, restaurants, boutiques and nightclubs line King and Queen streets.

There will be a new supermarket across the street, and easy access to public transit and the Island Airport.

"There are those who don't want life at centre stage," Malibu president Rony Hirsch says. "They want to be able to walk to the things they love, but then, at the end of the day, they want to be able to retreat to their own quiet space — a home set just that important measure apart from the hurly burly of downtown streets."

The LTD building will contain party and billiards rooms, a theatre, and a lounge with a fireplace. The latter space will offer an espresso bar, and will open to an outdoor terrace with a kitchen, barbequing facilities and a dining area. Rounding out the amenities are a gym, boardroom and guest suite.

Units range in size from one bedroom to two bedrooms with a den and balcony. On the ground floor, there will be two-storey, live/work units with private patios.

"Where the building gets narrower at the front, we have some wider and shallower suites," Ms. Lustig says, noting that they will have more windows and outdoor space. "A lot of the balconies are full width across the suite, so they're 20 to 30 feet wide, and five to six feet deep."

Nine-foot ceilings, granite kitchen countertops and wood veneer flooring are standard features.

IF only we were so lucky as to have that much green space and all those trees lining our streets-as the model so depicts it. Its more like stumps and potholes in the sidewalks.

"Live right at the centre of it all! Homeless people, drug addicts, fumes from the Gardiner, CNE traffic, Island Airport noise and congestion, and more! And best of all, for those of you who can't get enough of the colour green, you will have an unobstructed view of the grotesque master planned quasi-public housing development, CityPlace! Who wouldn't want to be a part of this special project?"

I wonder how much truth there is to this... I thought I read previously in the forums that Loblaws decided to focus on the Maple Leaf Gardens location rather than the lakeshore/bathurst building?

that building looks like it'd take a lot to fix up and i don't think loblaws has the money right now. for example, "In the meantime, plans to open new stores have been put on hold until 2009, Weston said in response to a question." http://www.thestar.com/Business/article/301624

Less Miles.....

I've come to the undeniable conclusion that this character MoreMies is a not only a complete waste of time but an overall moron to boot. How else to best explain this person's continually negative and insulting posts plus their condoscending tone.

There's a three storey building on the south side of Lakeshore, just west of Bathurst, I believe. Seems so out of place now that it's surrounded by highrises. Is that public housing? If it is, the City could cash in on the redevelopment potential and end up with many more and better subsidized units.
