@sunnyraytoronto "Mr. O" has just registered to lobby on this assembly/proposal (only now?)....... LOL

What's he up to?

I checked, no new Docs submitted yet, that I can see........

The current proposal at 10.36FSI density is about 3 times the 3.5FSI City allowable density here,... while OMB/OLT will likely grand Double Density for this area,... to get down to about 7.0FSI Mr.O will have to acquire significant portion of the 1/3 of this block not part of the original proposal or density/height transfer from other sites he owns within North York Centre Secondary Paln or chop his proposal significantly,...

Also, during the January Community Consultation for this project "- Cllr Filion also stated City has all the properties required for the Doris South Extension through TradeWind Ave,... that's false! The City still does NOT own 69 Glendora Ave - lot at southwest corner of Glendora and Tradewind Ave."
- Shortly afterwards,... Mr.O completed the deal to acquire 69 Glendora Ave from the PianoMan,...

69 Glendora Ave is the last lot the City needs to complete the Doris South Extension - planned for since the mid-1990s!!! And now City won't get that property until after OMB/OLT decision in a year or more - nope that's just for rezoning - massing, built-form, height, density,... then another 2 years to get Building Permit to start construction with conveyance of any land (69 Glendora) due to the City prior to issuance of Building permit,... that's gonna push all these projects further back!

Construction Phasing Strategy:
• Phase 1 - Doris Ave Connection to Tradewind Ave Extension (2023-2024)
• Phase 2 - Beecroft Extension to at least Turnberry Court to connect to Cummer Ave
(2024-2026)
• Phase 3 – “Transform Yonge” (2026+)

As per my previous posts on a nearby thread with regards to Mr.O's properties all along the west side of Bonnington Place - needed for this same Doris South Extension,.. Mr.O wasn't treated very nicely by the local Councillor nor CityStaff,... and now he has the City by the balls,... again!

Anyways,... Mr.O been a realtor since 1981, top in Willowdale - dealt with more Willowdale condos than any other realtor,... this guy is an expert negotiator,... here while this project is at OMB/OLT,... as Lobbyist - he's still willing to negotiate with City to get his project done! Meanwhile, the longer the City stalls the longer it takes to get Doris South Extension done.

Yeap, I'm weird,... some people like watching Korean Drama Shows,... but I find North York Development to have more drama!
 
Resubmitted end of October,.. taller - again! 42-storey tower (135.35m) becomes 45-storey (144.86m), 37-storey (120.6m) tower becomes 38-storey (124.2m) and 26-storey tower remains 26-storey but height increases from 87.55m to 88.2m,.... all while density decreases from 10.36FSI to 9.49FSI due to acquisition of 57, 61 & 63 Glendora (for on-site Section 42 Parkland Dedication)

This park is just stupid.

I earlier outlined better ideas that would actually increase sales per ft2 by creating a park that's a feature for the ~ a similar investment by the developer and co-matched by other builders, and/or the City.
 
New renderings are updated in the database. The storey count changed from 42, 37 and 26 storeys to 45, 38 & 26 storeys. Total height changed from 135.35m, 120.60m & 87.55m to 144.85m, 124.20m & 88.20m. The total unit count changed from 1137 units to 1238 units. The total parking count changed from 546 parking to 556 parking.
