Many of the plans make more sense with one "bedroom" removed.
Perhaps they think they can get more money for a "3-bedroom with one bedroom removed to make a decent 2-bedroom" than they could for just a decent two-bedroom layout.
I'll go out on a limb and say it. These people, with closing costs at around 10%, will not see any return for a very long time. Look for ICE reselling at these same prices in 2015.

I grew up in an 800 sq ft three bedroom, one bathroom post WW II home with five people. It wasn't the most ideal situation, but it can be done.
These condos are just going back to pre-McMansion sizes. With that said, I think those post WW II homes were much more affordable back then than these are now!
