Huh, one of the largest Chinese Ex-Pat communities in the world and we get this, because no one wanted to foot the tab for a traditional Chinese Gateway.

I visited the Chinatown Centre mall for the first time last weekend. The mall has a lot of vacant shops and is in need of some TLC, but I was delighted by the 'pop-up' card games with Chinese seniors in the vacant stalls.
 
The city has updated the description for 403 Dundas St W. There's a fair amount of residential units being added too:

To alter the existing two-storey mixed-use building by constructing a complete third and fourth storey addition and a rear four-storey addition. This building will contain commercial uses on the first and second storeys, and a total of nine residential units (one unit on the second storey, four units on the third storey, and four units on the fourth storey).

Site Size: ~16000ft2

Comments: Awkward site to build on w/o some neighbours, the ask, if examined in terms of price per buildable ft2 would imply a new residential build about twice the size of what's there by my math.

That additional area could be vertical or could, in part, occupy some of the rear of the current site.

Given that the ask doesn't imply high development potential, its probably being sold as a going concern.
