88 On Broadway Condos (Cityzen, Myriad Group, Westdale Properties) - Real Estate -

What are contract assignments?

I won't be looking until the spring time anyway so that's good!

Aiming to move in mid June or so.
 
Contract assignments are when you takeover the sellers purchase contract. In a condo which has not been registered, such as 88 where work is still ongoing, the seller does not yet have title even though he may be living in the unit (called interim occupancy). Assignments can be complicated and a bit risky. The builder often has the right to add on costs not in the original price. It's better to wait for the building to be registered.

No, but I may be in the future. As mentioned in my first post, an agent told me registration is unlikely before Spring. But that can change.
 
I checked out a unit today :)

I liked what I saw.

ps - this building is now registered! As of the 13th of February.

Still a lot of work left to do on the interior.
 
Just a short walk east is 900 Mt Pleasant. It was registered a couple of weeks ago and has nine units on mls.ca. I haven't been inside but looks good as I drive past.

Here is the pricing for the Agents sale dated June 21, 2005. This was the initial price offering available to the general public, as I believe there was a "friends and family day" sale just days before.

Parking= $18,000
Locker= $3,000
$1000 floor premium

Unit 1802= Zizi, $314,800 (starting at $301,800 on the 5th floor)
Unit 1306= Latazza West, $331,800, (starting at $323,800 on the 5th floor)
Unit 1003= Latazza East, $323,800 (starting at $318,800 on the 5th floor)

On MLS today:
Zizi Unit 1802 is available for $489,900.
East Latazza Unit 409 is available for $429,900.
East Latazza Unit 709 is available for $449,900.

I hope you move into the building, it is beautiful and I am quite happy!!
