Waterscapes at Waterview Condos (Monarch Group) - Real Estate -

facing east in this building, will I get any water view?

or will it be cn tower+city

also what are the chances of smelling the bad smell from lakeshore more east being at these condos?

I think either view would be sweet but here are a couple of pictures. One of the scaled model and the other is a N/E View (I think).

According to the documentation, the front of the podium (facing the water) is pointing S/E. If the compass on their drawings is correct, east would give you the CN Tower view across the bay. That would be awesome.

I don't know if it is true or not, I myself find it hard to believe.
I purchased mine 3 weeks ago and at that time, I was told 50% sold.

I was at the sales office today. They are approximately 45% sold. The smaller units are selling but they are having difficulty with the larger ones.
 
Lets not forget about the new harmonized tax affecting larger units as well.:eek:

in my opinion that area right there has the best view of Toronto hands down, your not kissing a highway, hugging a traintrack, you can get a 100% perfect view even from the 2nd floor.


so you have to pay if you want the best view :(

Kind of interesting in a matter of 2 weeks, it went from 40% to 90% sold...

Hey new member here, got myself an 615 unit as well (back in August), looks like a popular choice on this board. :) Maybe when they said 90% sold, they meant it is on that particular unit size (for 615).

Also I don't think Monarch is really advertising this project that much, I pretty much stumbled upon it by chance.
 
Waterscapes on Marine Parade.

I have checked out this floor plan at Waterscapes, The 1 they quoted me on had a full wrap balcony, from 1 end to the other,. exposure was 100% unblocked city+cntower+water, 19th floor. nothing blocking my view. Postcard view. unit was pretty upgraded, i would not have to do that much upgrades. all hardwood no carpets etc etc.. locker,parking,hst, granite top,undermount etc etc..

price quoted was $745.000
sq foot =1275
balcony=aprox 330 sq foot

now disregarding the layout,thats personal opinion, I am just wondering about value, would this be worth it or its priced too high, its sort of hard to find a brand new condo with 100% UNBLOCKED view of city/water/lake.

I'm no expert and so I'll be coming back to see how others that are weigh in.

But it looks to be $584 per sq. ft. of living space. That on it's own is not cheap. But from an overall perspective, might be considered fair value when you also take into consideration the very large (what appears to be from the floor plan) 245 sq. ft. balcony and the views that come with it.

We're not looking at comparable units, but I recently checked out a 572 sq. ft unit at The Spire with a 94 sq. ft. north facing balcony. There was nothing wrong with this unit at all. But the ask price was $568 per sq. ft. That, to me, seemed high. My agent said that the unit was priced very fair.

For what it's worth, I think it's a fantastic floor plan! :)
 
That is almost $600 psf, too much for that location, maybe if it was a penthouse. You can get a beautiful water and city view in downtown for the same $600 psf and you will have a much better location.

Well, Spire is one of the best highrise towers in Toronto, located almost right on the financial district. you cannot compare the location of Spire with Waterscapes'
 
Very good point. And so maybe $568 psf is very reasonable. I'm a first time homebuyer and so I don't really know.

I know it's priced higher than other buildings I've looked at, but I also know that it's newer, a great building, very high quality and while I'd rather be smack dab in St. Lawrence Market than at Church & Adelaide, I also know that for many the location can't be beat. It's a couple of blocks from St. LM and steps to two subways on Yonge.

If you feel comfortable in the $600 psf range why you don't have a look to M5V for instance, they are offering their last units with only 5% down. There is also a new Brad Lamb development called Theatre, only block away from King and University intersection and close to Festival Tower. Pinnacle is releasing Success 4, you could get a nice water view from there.
