Do any of the happy nerds here do estimates on profits for projects? I’m curious just how much more the devs made on this Borg vs a less dense project.

Now that it’s here, we’re just going to have to wait and see how it affects the area. Personally, I need to see what all the ground level retail is before determining T&S ultimate usefulness in my life.

Is there a correlation between how many units is in a building to the quality and type of retailer? T&S is getting a fancy kitchen place right?

From the beginning I kept getting told “more residents will bring new life to the area” and now it’s rubber meets the road time, and I’d like to know if that “new life” is an Arby’s. Or will it be six more nail salons and a much longer line at Cluck Clucks?

Personal theory is that in the next 5-10yrs we’re going to come to realize that the “density” argument was used to boost profits for developers (esp on builds like this) and will have moved on to some new concept in urban development to address the gaping needs in communities where we overbuilt.

(Ps. Is there an automatic trigger from census numbers that creates another city/provicnial/federal rep?)
 
I know this forum loves to hate T&S, I really don't hate it. I works in the top floors in one of the downtown towers and I stare at it all the time. It kinda fits the buildings to its east quite well, while creating visual separation to the old town buildings to its west.

As you pointed out, this project gets a ton of hate and apparently so do members that defend it. There are a few of us that don't understand the hate for it and like you, actually like it.

I wish I could also defend the name, but that unfortunately I can't do.
 
The pavers on the courtyard that they spent so many weeks replacing due to cracks before winter have cracked again in the freeze thaw cycles of winter.

This trash can is unfortunately placed in an area that doesn’t get enough rain to wash away the copious amounts of dog piss it’s constantly showered with.

One of the trees they replaced just before winter has already been taken out presumably by a driver making a u-turn across the sidewalk since it’s the opposite direction of traffic.

And finally, I didn’t take a picture of this one, but a couple weeks ago I was walking along Front Street and someone in Time and Space threw an unsealed bag of dog shit off their balcony and it landed right in front of me and just behind the person I was walking behind. They were likely aiming for us.

Time and Space is proving to be a lovely addition to the neighbourhood.

Out of all of the clunkers built in the city in the past decade, this is the most ill-conceived project i've seen from head to toe. Ground level treatment is abysmally horrible, the landscaping/streetscape is atrocious, and the upper levels speak for itself with how bad it is. I cant speak to the interior, but frankly i'd never want to step foot in this crap anyways.

This building serves as a prime example of what NOT do build in this city, ever again.

Haven’t been up that way, but this has the same energy as the Honest Ed’s behemoth.
 
It's day and night between the two. This thing here is no where near as pleasant.
I’m curious, what’s the flaw? Is Honest Ed’s broken up more? Less of a Borg? Do they have retail set up where’s T&S doesn’t yet?

Nah - Mirvish Village is a lot better. It has built in micro-retail area that is almost a shopping alley, and all of the complex are a bit more apart. All of those are done to fit in with the overall feel of Annex as much as it can. It is not perfect, but you can tell there is an attempt in building a space that can have a chance to become a 3rd space.

T&S is a really jawing departure from everything around it, and it is a giant hunk of matter. The retail space is structured without much consideration on how they would function with the environment.

So both from an aesthetic and functional perspective I will give it to Mirvish Village. As for build quality, we will see how MV fair.
 
I didn't spend too much time here but I'm fine with this corner at least. Fits in with two of the other corners.

Any word on what retail might set up space? I could see a Shoppers or Loblaws mix of some sort.
I am sure if there is ever word on this space being leased - another nail salon or dentist is my bet! - someone will post it here. There is far better vacant retail space in the area in my opinion so I am not expecting to see much action but ......
