Office at this location is a silly idea and won't be accepted by the market.
Gross, no more office space. Get with the times, boomers.

Seems a bit dramatic for just 12 stories of office next to potentially 2000+ residential units. To be fair some of the commercial units being demolished north of Overlea are appropriate to move into office space (albeit at a premium).

Seems an alright location for a medical office condominium (commercial spaces like 600 Sherbourne, not residential condos). Strong connectivity, still fairly low costs, and lots of locals.

The income divide along Overlea will be quite stark.
What is amusing is that Thorncliffe and Flemingdon Park were originally constructed as upper-middle class communities in mind.

It is maybe a good example of how access to services, amenities, and employment (these two areas despite being proximal to the core, are still >1h commute to the financial district) correlate with opportunity, and over time those with means have chosen to relocate to locations that track higher in those qualities. The traditional gentrification model, but in reverse. That said, many newcomers in Canada first settle in these two neighbourhoods before establishing themselves and moving on, so I have always found the area to be an eclectic yet vibrant and important community in the city.

It will be quite interesting seeing how the Ontario Line (and all the consequences of increased access to those services, amenities, and much quicker commutes to downtown) will impact the area over time. An easy example would be students priced out of the core and commuting from afar, and how might they take to relatively affordable rents yet an easy commute to school downtown.

I guess medical office is fine as rbt suggested. But no more silly white collar job offices.
 
...in the meantime, it looks like the Leaside Towers will finally lose their prominence. For good or bad.
