The proposed TOC at the future Thorncliffe Park Station would deliver up to 2,660 residential units, including affordable units, approximately 980 new jobs, and increased retail and commercial space.
The community would also include enhanced public spaces and a transit plaza, providing easy access to the Ontario Line subway.

This is one of the more ambitious proposals by unit count.

It's actually 4 sites:

For orientation, the parking lot in the lower right hand portion of the image is the East York Town Centre Mall. So these sites are all on the north side of Overlea, running from just west of Millwood to just east of Thorncliffe Park Dr.

They seem to be pushing the density much harder here - an already very dense area that lacks political pull - than they are on the other TOC sites.

they pushed it further on the first round of TOCs too - they have, what, 20 storeys on the north side of Queen and Spadina? The City has that stretch as a strict 4-storey maximum, no exceptions.

The Gerrard TOC also has towers in an area without any right now.

The only "small" one really is East Harbour, and that has more to do with the small site size I suspect which doesn't really allow for a large tower.

A few of pre-existing TOC plans (Exhibition, Queen Spadina, King Bathurst) have had the following information in their virtual open houses:

These were projections from 2021 and MZOs are already behind schedule but I wouldn’t rule out some TOCs having development partners selected by end of 2024/early 2025.

20 storeys on one site is very modest. Queen and Spadina is a much more logical place for high density than Thorncliffe Park. They city doesn’t think so; the city is wrong.

^^I don’t understand the hold up as not all of the sites will be impacted by subway construction.

I guess this *sort of* brings that to fruition (although probably won’t ever be recognized as “downtown” East York given the civic centre remains on Coxwell and Thorncliffe Park pretty much has its own identity).

That is correct, albeit comparatively short, this is where East York did get office buildings (one could not call them towers); but it had 4 (2 have since been converted to residential). The Leaside Towers (residential) long ago set the height precedent here; and the thought was that this could be a mini-downtown; with redevelopment of East York Town Centre (then Thorncliffe Market Place) being the centre piece.

Other than some sprucing up of the median it really never went anywhere.
