Sales centres/presentation centres usually are built far in advance of construction.

Far is relative. In some instances a few hours is a long time. In development world, a decade or longer is a long time. Pretty sure most developers budget 12 months for a sales centre. Definitely, the axe is ready to drop past 18 months.

I love this one too - but I actually like the east tower a lot more than the others in the plan (which seem more typical of other buildings we see going up) and wish more of it was in that style. If so - it might be a bit more like what Westbank is proposing for the Honest Ed's property.

Sounds like if they get an anchor tenant, the office/condo combo will be the 1st phase

The Well's office tower, 410 Front, will stand 36 storeys at the northwest corner of Front and Spadina. It'll share a podium with the project's tallest condo building, which Tim says will be constructed at the same time.
