Some TLC can go a long way. If only Sherbourne could get cleaned up like this all the way down to Queen. A lot of great properties further South that are just dying slow deaths.
 
The immediate area around Howard and Sherbourne is starting to look real good. I've always liked the 'village' atmosphere along Howard.

Just want to see the corner of Howard and Sherbourne get re-developed. The north east and south east corners. A lot of potential along Howard and I'd say night and day from 10 years ago.
 
Walking by the other day I noticed that this mansion has been moved much closer to the sidewalk than its immediate neighbor to the south.
 
Never saw those Concert renders. Not bad but I think I might like Lanterra's better.
Those renderings are the Lanterra ones. Concert hasn't submitted plans yet.

This one really stands out in the crowded sea of gray spandrals and green glass buildings. It’s a welcome addition to the skyline and an impressive height achievement for the area. Sadly the new LPAT will kill anything remotely resembling this amount of density on a small site.

Does it really take a US architect to bring this level of creativity to Toronto?
