Official Plan Amendment and Zoning By-law Amendment to permit two towers, 25 and 34 storeys in height, containing 450 residential units and approximately 8,232 square metres of commercial space on the ground, 2nd and 3rd floors. An on-site park at the northeast corner of the site is also proposed.
 
good luck. The city is not going to like this as a tower site, especially not that tall. It's right beside a school, and north of the main Davisville cluster.
 
Probably not going approved in its current iteration, but this site really needs to be redeveloped.
 
I think they purposefully overasked in height. It will be trimmed significantly and the developer will still call it a success.

That being said, I never quite understood the fear of allowing height on Yonge Street. It is Yonge Street.
 
There are parts of Yonge that shouldn't get this kind of height but this isn't one of those areas. Plenty of height to the south and there's a subway station right there.
 
I've been hanging around the area often lately. This is definitely a prime property to encourage intensification. Especially with the old LCBO having been razed for some time now, this has left quite a substantial blank parcel to work with. The addresses involved also includes the parking lot fronting Davisville, which means it's everything wrapping around the existing buildings on the NE corner of Y&D.

Towers are 34 storeys/116.8m and 25 storeys/89.8m. For comparison to recent additions:
  • MYC Condominiums (1815 Yonge Street) was 93.9m
  • Balliol Park North (99 Davisville Avenue) was 91.4m.
Some height could be justified by being kitty-corner from Davisville Station, but just wait for Councillor Matlow's thoughts on it.
 
It's too bad Councillor Matlow will inevitably be against this proposal. 20 per cent 3-bedroom units, a grocery store, a new LCBO and density extremely close to a subway station. These are all great things.

Given the location, shadows would only be a concern for the school yard late in the afternoon/evening in winter months. It's at such an angle that the shadow argument is really weak here. It will probably be a main argument from the anti-development crowd, but it is not a good one.
 
Times Group.. Hmm, interesting that they are moving into the downtown market. They've only done projects in the 905 up until now.

It might feel that way, but they actually have done quite a number of buildings in the 416, including Rezen practically across the street from UT World Headquarters, 500 Sherbourne a few blocks away, and Key West in Etobicoke (Toronto's Florida). They're also planning a building at 55 Broadway in Midtown right now (Toronto's NYC).

The proposed buildings do not fit within the planned context along Yonge Street nor meet the Healthy Neighbourhoods, Built Form and Mixed Use Areas policies of the Official Plan. Further, the proposed development does not adequately address the City's Tall Building Design Guidelines, or the intent of those guidelines.

The proposal is not acceptable in its current form. The application is premature and should await the completion of the Midtown in Focus: Growth, Built Form and Infrastructure Review
