It's a little busy, but I don't mind it either. As long as the materials are of a reasonable quality I think it might turn out ok. I just hope some attention goes into the ground floor detailing, as it has quite a long frontage along Gerrard. The plans show one large retail unit at Bay/Gerrard and a smaller one at Bay/Walton. The plans show road/sidewalk widenings as well, and the Gerrard frontage looks like it's has a distinct treatment for the residential lobby, so that should help to break it up a little.

YC's fat cousin. Jokes aside while I have a habit of drawing comparisons to other Toronto projects, this looks like good filler. Not too many balconies too.
I'm curious about that glass box hanging off the tower midway up. Is it amenity space (sky lounge)? Or considering this is a rental building, is it just a design feature?

There is a sky lounge in part of the glass box.

Can't say I like it. Feels like a modern hodgepodge... there's a sterile, anonymous quality to it. I liked the original render more than this.
