It's a little busy, but I don't mind it either. As long as the materials are of a reasonable quality I think it might turn out ok. I just hope some attention goes into the ground floor detailing, as it has quite a long frontage along Gerrard. The plans show one large retail unit at Bay/Gerrard and a smaller one at Bay/Walton. The plans show road/sidewalk widenings as well, and the Gerrard frontage looks like it's has a distinct treatment for the residential lobby, so that should help to break it up a little.
