Commercial rents in newer condo buildings are often higher than older mixed-use buildings. Sometimes condo buildings may also have restrictions in place in what type of retail tenants they accept, such as examples through the years of buildings not wanting eateries for the exhaust, noise, garbage, etc produced. There's also no shortage of vacant retail in the area. A large chunk of units remain available just south of the southeast corner of Yonge & St. Clair for "short-term" leases. As the condo project that was earmarked for that section of the block has fallen dormant:

Anyone know what's going on with the two separate residential elevator cores and two separate residential lobbies? The rental replacement units seem to be serviced off of the main elevator bank, but there is a second set of elevators that have a lobby opening into the second level retail unit...
