I know there is not any guaranteed view forever in downtown Toronto, but what do you think guys about the west view from the Berczy. I know that all the buildings on Front St. on the west side of the Berczy are heritage buildings from 49 Front st until 35 Front st., then further west you have the centre for the arts and then the Sony Centre. All these buildings are 3 or 4 storeys. On the Esplanade side 66 and 70 Esplanade are also heritage buildings. What are the chances for one of those heritage buildings to get redeveloped?

I think anything is possible as long as the heritage buildings are preserved ... case in point: L Tower atop the Sony Centre

my 2 cents~

I was thinking the same thing.
As Solaris says, there are certainly no guarantees, but the odds, I think, are very good that a west/north view of the city skyline would be safe. Overlooking those rooftops are about as scuzzy as rooftops can get though.

West view would be a safer bet then East (where development is growing) or South (view blocked by government housing) but as Solaris said, "nothing is safe". North would be a good view as the flat iron building is stunning and I would not mind waking up to that building every morning.

North view also includes Pizza Pizza and the empty lot at King that could be developed into something taller. South view is a parking lot that someday will go.

There are few heritage buildings in Toronto that are as safe as these ones.

However, given "pressures", I still wouldn't be surprised if a proposal came for something behind *those* facades. (And because of the nature of 70s gentrification/office reuse, it's really little more than the facades that are the critical "heritage" elements, for the most part.)

There's a new condo coming to the St Lawrence Market area and it is getting a lot of attention. Called The Berczy, it will be located at the prime corner of Front and Church directly south of the Flatiron Building. Developed by Vancouver based Concert Properties and designed by IBI Group it will rise 13 storeys.

Due to the nature of the site and the unique design, the building offers a mind boggling 54 different floor plans among the 161 units being offered. Floor heights range from 9 feet to 11 feet. A plus is that few upgrades are offered as everything is top notch out of the gate. The average unit is 1000 square feet with individual units ranging from 565 to 2020 square feet. Some of the upper level units cover two floors. To top this off Concert Properties is going for the gold – LEED Gold that is. This will be accomplished through the use of green roofs and other energy efficient means. Finally, high ceiling units on the ground level will be occupied by some interesting retail. We’re not expecting the usual (convenience store, dry cleaner etc.) here.

The existing buildings on the site will all be torn down with the bricks being reused on the new building. While we are not happy losing the vine covered frontage where the Keg was located, we do believe we will quickly forget this once this great new addition comes to the neighborhood.

This rendering seems to show the Berzcy as the same height as the Flatiron. That certainly isn't the case as it will be much higher. But the setbacks on the top portion of the building are design to minimize shadowing on Berczy Park, which is located directly to the west of the Flatiron.

The only building that will remain untouched is on the corner at the left.

The view from within. Amazing!

The model. Looking quite sexy along Church Street.

Not as sexy but this side has the million dollar views that are likely never to be compromised.

And finally the public art contribution. Let's see how this turns out.

The sales centre is located right at the corner of Front and Church. Grand opening is taking place on Saturday May 29 (tomorrow) from 11AM - 5PM. Registration at their website is recommended.

More here.

A charcoal bbq grill is the public art contribution?

Just another illustration why the funds directed towards public 'art' would be better directed towards improvements to the public realm like streetscaping, plantings, pavings etc.
