Nope, all too well known. Turner Fleischer!

* The nature of the following image may be traumatizing for some viewers, as it illustrates how to waste brick as a material and make a complete mess of the way a building meets grade; Viewer Discretion is Advised!

ridiculous density for an area with no rapid transit access. Remember as well that SmartCentres is trying to do the same thing to the north on their plaza..
Agreed. Stupid density with no high order transit to support. All of these suburban residential intensification proposals are insane.

While I agree it’s a bit much for this site it’s in line with ridiculous density proposed all across Durham. Look at all the Ajax proposals that are no closer to a GO Station than this proposal. Ultimately Pickering will approve this development with very little tweaks. Council is very PRO condo

But the proposals in Ajax, aren’t as dense as these developments. 190 Westney road is the only massive development we’ve seen so far in Ajax and it’s within the MTSA so it is near transit. Every other development is near a transit corridor and is 33 storeys max.

Not sure about that?

Our new additions (Cook, Nagy) along with Brenner and arguably Robinson are not necessarily...all significant approvals recently are all near rapid transit and support multi modal transport options (I.e. Multiuse paths).

Having said this, the site has always been promoted as dense, but a lack of transit is certainly a concern. My guess would be frequent bus service along Pickering parkway to support.

Edit: stretch goal, maybe with the Notion rd bridge, have a GO stop south as part of expansion connecting to casino grounds. This would put the site at about 5-10 min walk to rapid transit.
