This one is the subject of odd-duck of a Report to the next TEYCC.

Its both a Refusal (OPA) and partial approval (ZBA) with Holding.

The intent is clearly to send this forward, the Refusal for the OPA is because Planning has deemed the OPA unnecessary.

Resubmission with the following changes:
  • Storeys increased from 8 to 10
  • Height increased from 32.31 to 37.19m
  • Total residential units increased from 106 to 160
  • Total vehicular parking decreased from 41 to 16
  • Total bicycle parking increased from 132 to 186

Looks nicer than original proposal.
 
Good riddance. Those mass-produced Edwardian semis are architecturally generic yet so common in the city. They're great choices for built form that can be replaced with more metropolitan buildings.
I especially dislike the ones that have been given the awful stone-veneer treatment like this. Good riddance indeed.
