It's an attractive building in the details like that delicate pattern of purely ornamental brick walls and glass on the bottom part, the open two-storey storefronts, and the fully glazed upper portion with a great pattern of balconies and mullion placements. The materials look like the best that were available at the time. Many have agreed here on UT over the years that this building would serve as a good template for midrise avenue development in the city. However, it could use some architectural feature to truly make it memorable.
 
The beauty can be found in the proportions, rhythms, and overall simplicity.

I agree - I've even found the silly concrete lintel which hovers above the setback to interfere negatively with said overall simplicity.
