More often than not, V shaped columns seem to detract from the street level experience.

I'm just being a dick here, but TCU's street level experience is one of the best in NYC, despite having no retail and a single entrance:

For the record, the street experience above is absymal.
The sidewalks are treeless concrete. There are few people milling about, no seating, I find the space entirely unengaging.

I love it and I'm excited to walk by every time I'm in the City. I couldn't believe it when I first saw it 15+ years ago and it delights to this day.

I live in NYC now, the Cooper Union building is one of the most dead blocks in an extremely vibrant neighborhood. So I would definitely agree with Northern Light here.

Looks like end of the year that this will be fully at grade level depending on the weather or early January. Pouring of the grade level will be from the south end to the north end
