The Fourth level (being constructed in Geek's picture) is the last of the so called podium. It houses much of the Condo's amenities such as Guest suites, Meeting rooms, Party rooms, Lounges. The fitness facilities are on the 5th floor with access to the outdoor podium roof.

Wonderful picture.
A question. Does having a prestige development like Aura going in a hundred feet from a Doner Kebab House, The Big Slice and a porn video shop, etc. smack of Third World?
Or is this the cutting edge of mixed use development, preserving established communities?

Only if those remain there -- my guess is that they will be gone in ten years, perhaps even five, as the whole area gets re-developed and intensified.

This area already exhibits a tension between up and down market elements: the College Park building with it's Art Deco dignity, the Womans Temperance Union building, Barberians, and the now slightly dowdy Delta Chelsea mix fairly well with the lunch-and-lust emporiums. If you want keepin'-it-real urban Toronto, come to Yonge and Gerrard. If you want Mink Mile, go to Yonge and Bloor.

If skyscrapers adjacent to shady retail is "Third World" then Mahattan is as Third World as it gets.

It's not "Third World". It's just a common situation one encounters in cities all around the world. Not all urban neighbourhoods have that kind of mix of course, but you can find it in most major cities. Though it looks strange to have a high-profile development by some low-end businesses, it can be a functional and convenient arrangement for an urban neighbourhood.

I say definitely less than 10 years. Unless the world's economy collapses then you can bet this entire area will be re-developed soon....

What a behemoth! I'm definitely loving the streetwall -- and its unabashed massing.
And yes, as long as the global economy doesn't nosedive in the next 6 months, I expect it won't be too long before those storefronts and the world's biggest bookstore will start being bulldozed for 65s condos and an office tower.
