Little Morrison Street will become quite active as a route to the garages of 455 Adelaide, FashionHouse and this planned office building.

Good to see an effort to makes this building "fit" in a little better. Now we have to see how it will look.
 
The owner of the penthouse on the 10th floor of 455 Adelaide must be so happy!

It doesn't say what the actual height will be (in metres). Office buildings have taller floors than residential (14ft vs. 10ft., or something like that) so the view from the penthouse on the 10th floor may still be blocked.
 
The height of the office floors will probably be eleven feet, so the building will probably be as high as 455 Adelaide.

The northern portion of the building (where it meets Morrison) appears to be flush with 455 Adelaide, so views directly to the east would be affected primarily.
 
Committee of Adjustments Rejection

The CoA last week rejected Allied's most recent proposal.
Will they give it another go or take it to the OMB?
 
They're going to the OMB.


Apparently, their application was supported by Great Gulf who owns' the land next to it (Pizza Pizza and Grand and Toy), and wants to build there (rumoured to be in the 38 metre range).

You really got to wonder why anyone would want to build an office building now a days.

Although to be honest, office demand / supply in the peripheral core as always been more tight then the core it self! (This is not for AAA class office space though).

Either way ... maybe this is just for the future in which case there's no rush here.
 
So Vaughn is fine with the building height and massing, just wants some higher consessions in terms of fix ups for the area...can't complain with that, and the height seems fine.
 
Allied probably got what they wanted.

It's the OMB, after all.

So it sounds like they will be moving forward with 134 Peter Street first. There was a mention that the existing 544 King property could be reworked for the short-term.
 
Brant Avenue School Uprising?

Saw a big homemade sign in the parking lot today protesting the loss of sunlight. Likely made by the kids that go to Brant Ave school.
Is there a formal protest going on here?
Is it directed to Allied for 544 King W. or Great Gulf for the property to the south? Anyone have any info on this one?
 
I'd heard that the school had been involved in the OMB proceedings, but presumed that a nice fat cheque from Allied would make things quiet.

I was also under the impression that this case was settled. Allied apparently just shoved some roof elements around and called it a compromise.

Oddly enough, Fashion House is proposed to be higher than 544 King. If the Allied building is to be limited to 36 metres (by the OMB), one has to wonder how Freed will get 42 metres on his 12 floor version (or the taller and bulkier 48 metre version) in an area with a 28 metre height limit.


If the proposed Great Gulf building goes up, along with 544 King and Fashion House, that will be one over-stuffed half-block.
