The west side of the tower profile facing Sherbourne looks so awkward, especially at the top.

The massing as proposed is both to maximize density but minimize shadow on the Conservatory of Allan Gardens.

While I approve of that goal, the weird shape comes from trying to squeeze more height in, which just isn't necessary here; or which alternatively could be addressed setting back a bit sooner in each case where there is a single storey setback that looks awkward.

Let's be frank here, this proposal looks completely and utterly awful, and with zero trees proposed at grade it will be an eyesore for generations.

It will likely go ahead, but it shouldn't. (in its current/proposed form)

Finally, it is happening. I have lived in this area forever and I remember about 30 years ago they tore down the gas station on that corner to make way for development. A student residence makes sense for that corner. South of here Sherbourne gets gritty. I hope there will be some food retail on the bottom.

Does anyone have a picture of the old GAS STATION..?? I know it was there -- but I can't find a photos that SE Corner on-line anywhere from the "Last-Century".
