NEXT at Elgin East (Sequoia Grove Homes) - Real Estate

Did my PDI last week. Interim closing end of the month. I asked the PDI inspector when she thinks the final closing would be and she mentioned should be Sept 2024 if there's isn't any other unforeseeable delays.
I'm disappointed in their appliance selections - for anyone that has moved in, how is their laundry and dryer? I'm surprised that the dryer is ventless and washer isn't connected the the water lines?

The appliances are all small, “apartment size”. Fridge has changed our shopping pattern in that we get less stuff more frequently. We are looking to get a small size freezer. Dishwasher is ok. Laundry appliances are small too. Washer works fine. Note that the washer only needs connection to the cold water line since it heats the water itself (supposed to be more energy efficient) so no need to be connected to the hot water line. The ventless dryer is apparently the “latest thing” in dryer tech. We found at first that it seems to take forever to dry things, but it was the same when we were in Europe & were using the small size machines. What we find works best in the dryer for us is to do somewhat smaller loads, use the “Towels” setting for everything (this seems to use highest heat) and clean the lint traps after every load. Don’t forget to also empty the water reservoir after every load. Finally make sure you register everything with Whirlpool. Our clothes dryer had a broken latch in the door which we noted in the PDI. After waiting 3 months for the builder to address the problem, I finally called Whirlpool directly and had the defect fixed the next day.

Hello - I have a spot for rent. Can you please text me at 437-423-2447?

Hello,
Is there anyone who is renting their parking spot? We live in block 6.
Also, would anyone be interested in starting a WhatsApp group for this development for communication & inquiries?

Hello All ,
I noticed that the hot water in my unit is not "that" hot . Have you experience similar issues ? Do you know who we can reach out to and have it fixed / adjusted? Thanks in advance !

You have to contact management and let them know. The water valve in the showers need to be adjusted to intake more hot water.

Has anyone paid development fees yet. Looking to get a ballpark if people don’t mind disclosing. I have a 2 bed 3 bath townhome.

I thought in the purchase and sales agreement there’s a cap of $6000+ HST for development fees. We did a change of assignment since my FIL paid the initial deposit, but the builder was able to transfer the capped amount since my fiance is blood related. Haven’t paid it yet, still waiting for final closing.

Anyone in Building B changed the air filter to their unit? Mine is thick with construction dust (yellow dust). Does anyone know the size of the filter as the current one is a rectangular wire with a “filter wrap/cover”. Is this a reusable filter where I am to keep the wire and buy the cover?if so, it’s quite messy.

Let me know if you have experience with these filters and replacement. Can it be purchased at Home Depot/ Canadian Tire? If so, what size (dimensions)?

I’m in building A but had the same experience with a totally dirty filter upon occupancy. What I did was just measure the existing dirty filter and went to Home Depot and bought one of those filters in the cardboard frame that you normally use for a regular forced air gas furnace. In my unit the filter size must be a bit non-standard so I had to search a bit to find one that was the right size and it was one of those pricey ones from Filtrete. Later I went to Canadian Tire and found a cheaper one that came in a two pack.
Recently our building had the annual hvac inspection and the technician told me that the cardboard framed filters are perfectly fine to use. During the inspection the tech replaced my filter with another one of those with the wire frames and gave me a spare. He recommended replacing the filter every couple of months.

Thank you so much! I will try to look for the ones you mentioned at Canadian Tire.
