M1 + M2 + Metropolis + Parkside Condos (Liberty Development) - Real Estate -

I met up with one of the builder's mortgage specialist in the sales office a week or so ago, and she mentioned that things are on schedule for the buildings to be registered by sometime in November. I also asked her about closing costs - mentioning that I was told before that about 3% of the purchase price should be put aside - and she did some of her own quick calculations and she assured me that 3% is "more than enough".

I'm hoping I can take her word for it - seeing as how she's working directly with the builder and their lawyers so she's probably in the know... :/

Sales est of 3% really means 5%, in my opinion. I hope the former, though.
 
Hello everyone, I moved into M1 on August 11 and live in a 2 bedroom plus den unit. First of all I would like to say that I couldn't find where to click to start a new topic and could only see "reply to thread" .

So I have a few questions . Is it possible to sell the unit even before it is registered ? I assume that it is because already I see re sales in the building but don't know if it is wise to sell before registration ? I read that the original buyer is responsible if the unit is sold and the new buyer backs out if the building hasn't been registered yet .

Did anyone else notice how the front door moves and slams when it is windy ? I told the customer care office and they said that they know about it and will be installing stoppers. In the mean time I put some foam tape in the door frame because I don't trust the building to take action on this matter.

What about odors ? There seems to be all sorts of odor in this building . I don't know if it is from the building material itself or some chemical or cleaning agents or a combination of everything. We have been airing out the place ever since we moved in but it doesn't seem to be doing any good. It was a disgrace as to how the unit was handed over to us , the dust must have been six inches deep. Even the cable guy commented on the amount of dust in the apartment. Oh and what about the underground garage ? It's a shame how our expensive cars are being kept down there in utter filth and they say that the garage won't be washed until Springtime ??? To use the locker one has to first put a dust mask on and I kid you not.

What about the lack of food stores in the immediate area , not even a bakery to buy a bread ? Will anything be coming here so as not to have to take the car to buy a bread or milk ?

There aren't many amenities in the area. That was why the units are a lot cheaper than had they been located closer to Bathurst or Yonge. It will be quite some time before any sort of grocery store opens up, but there us some restaurant shops up the street on dufferin.

it sounds to me like you've never lived in a new building and don't have reasonable expectations. when you moved into a CONSTRUCTION SITE what did you expect?

This obviously depends on who your lawyer is too. Your lawyer is the person that you want to speak with about closing costs. Mine gave me a value that is equivalent to about 1.5% of my purchase price.

You have to remember that a big chunk of the closing cost is the lawyers cost, so the more you spent on the price of the unit, you will pay a smaller percent of the purchase price

so if you got a one bedroom you are likely looking at 2-3% of your purchase price. If you got a 2 or 3 bedroom you are looking at 1-2% of your purchase price
 
Did anyone notice that they drilled three holes in the parking lot ? I think they were taking soil samples probably for the future development they have planned for building another condo there.

Why don't people speak out concerning the dusty condition their cars are being kept in the underground garage ? I complained but one person isn't enough, more people have to come forward about how their expensive cars look down there . I was told that the garage won't be washed till Springtime. What will happen to our cars by then ?

Dude there is not much they can do, even if they clan the garage it will get dirty right away, remember they are still doing construction down there. you will have to live with it for now. its not like dirt is breaking your car. try to make the best of a bad situation, stressing over it will be pointless when you know they wont do anything.

On a side note they are working hard on the landscape of the building, I hope this means registration is right around the corner.
 
Furthermore they are always coming to do useless work and never do anything important like installing door stoppers to keep the front doors from slamming back and forth from the wind.

NO ONE should enter a unit unless it is an emergency without our permission .

What kind of door stopper are you getting?
