Empty Plot Located between Bay and Yonge along Wellesley

Does anyone know why that massive plot of land located on Wellesley between Yonge and Bay hasn't been developed. Massive opportunity there to extend development towards Yonge and build up Wellesley as an important corridor.

Please forgive the following question in the event it should have an obvious or readily accessible answer: why has Yonge completely escaped hi rise development? Can they not build those kinds of structures around / on top of the subway?

There is a thread for this in the projects section. Search for opera place or something like that.

The province has acquired or is working on acquiring the land. People living in the neighbourhood are pressing for a park. For all the new people who have moved in the neighbourhood and will be, there is a lack of greenspace to accomodate everyone.
