Old meets new at the recently topped off 10 Prince Arthur Avenue in Toronto’s Annex neighbourhood, where a two-storey heritage home has been retained and incorporated into a modern condominium building. The seven-storey boutique condominium, designed by Richard Wengle Architect for North Drive Investments Inc., has made steady construction progress the last year-and-a-half, with the building having recently topped off.
UrbanToronto covered the early stages of construction in January, 2023. Since that time, the tower crane was installed and dismantled in June, 2023 and 2024 respectively.
A quick look into the pit in August, 2023 is dominated by the underpinned heritage house, enveloped in protective wrap. The heritage work, overseen by ERA Architects, involved carefully relocating the house southwards towards the sidewalk, positioned above the new two storey underground garage. To its left rises the recently installed tower crane. To its right, a yellow excavator is parked amongst materials and recently formed concrete walls and columns.
Nearly a year later, 10 Prince Arthur has topped off at seven storeys. Weather-protective coverings have been applied to concrete over much of the first four storeys, setting the stage for the installation of insulation and masonry cladding. To the right, the heritage house has been moved to its new location, nestled in the southeast corner of the site. The new building’s design incorporates expansive window spaces on the western volume, which projects southwards before stepping back at the fourth level, allowing for a tiered facade.
Looking northeast, below, from an adjacent parking lot, the north end of the building steps down towards adjacent low-rise buildings. The installation of tinted windows and cladding has begun, with gray spandrel panels fronting where solid walls will be inside.
10 Prince Arthur Avenue will stand at 27.55m high, and bring 26 residential suites to the prestigious Annex neighbourhood. Situated just west of the intersection of Prince Arthur Avenue and Avenue Road, the development is located a four-minute walk east of St George subway station, providing residents convenient access to Lines 1 and 2.
