CityPlace Condos

I do not know where this fits, probably not here, BUT the Committee for Adjustment has an application from CITYPLACE DEVELOPMENTS on 9 December:. See: http://www.toronto.ca/planning/pdf/cofa_tey_agenda_9dec09.pdf

PURPOSE OF THE APPLICATION:
To permit the addition of three more stories to the previously approved 19-storey building (Building T) and five
more stories to the previously approved 39-storey building (Building S) on Block 29.

Where ARE these Buildings?

I've bumped into escorts, drug dealers, drug dealers arrested by cops, domestic abusers, more prostitutes, and lowlifes, at Cityplace, where I live. It hasn't affected living conditions because it's mostly far away and taken care of quickly. What it does affect and takes its toll, is on the maintenance. HVE's maintenance fees are 10-20% higher than its peers.

Montage and Neo are even worse.
My nephew who is in his mid twenties, was looking into purchasing a unit at Cityplace. Being a suburbanite, he was curious and drawn to the Cityplace projects. Spending a few nights at Montage changed his mind completely. He no longer wants to live downtown nor buy a unit in Cityplace for living or investing. That's how drastic a turnaround in opinion you might experience.

Speaking from a family-oriented perspective: I'm not disrespecting the opinions of family-owner-occupants in Cityplace who don't mind raising their kids here. My fiance and I find it hard. Your fellow residents are courteous enough, but there is a strong feeling of detachment and lack of empathy in the cityplace community. God forbid something goes wrong, but if it does, I don't feel my neighbours would come to my aid. It comes from the huge rental and "bay street" population. I admit I'm part of it. Therefore, that lack of security is the basis for my vocal opinion against any of the Cityplace buildings as homes for young families.
 
Does anyone know what happened to that CityPlace juice bar? Did it just close down? I mean the one in SuperClub

This might be a building/floor situation. Once again, in my building, I haven't experienced any of that. My neighbours are all couples in there mid to late 30s, and none have given me an impression that our child wasn't welcome. In fact, when we had first come back from the hospital, a few of them stopped by to meet the baby.

I'm not saying it's the same in all cityplace buildings, as I seem to get a bit of an unwelcome feeling at the Sobey's when strolling our daughter, I'm simply saying that at HVE, there seems to be more of a family type atmosphere.

so what neighborhood would rather feel more comfortable when something goes wrong? So you are say you would have better aid from neighbour is you were somewhere else?

If find the security at Cityplace much better than most condo's. Take Optima for example. One can only acesss their floor, their wing of the floor. you even have to go to the lobby to pick your food deliveries. Some say that's over kill.

I live in the Matrix (the first Cityplace buildings on Front Street). I have been there for 7.5 years and have few complaints. I have never had to call up for a noise complaint and a recent study by the board found that 65% of the suites are occupied by owners. Our layouts are generally much better and bigger than the rest of cityplace and most of the new condos built in Toronto in the past 5 years. Compared to other buildings the Front street cityplace condos offer really good value right now. They are not problem free but I wouldn't say they are much different than stories i hear from other non-Cityplace buildings.

The older CP buildings are pretty good. I have a friend who lives in the same building as you do and I never hear anything...it's almost as though no one lives on his floor or above him. I also just like that building from the lobby to the amenities...I really like it. I have another friend who lives in Montage and that place is a mess. I hear all of his neighbours, the walls are paper thin. He's learned to live with it...as well as the clubbers making noise at 5 AM. There are other crappy built non-CP buildings but they can sneak under the radar because there isn't a giant cluster of them in one spot.

I've heard the opposite. (Newer buildings are pretty good)

I'm over at Luna and have yet to experience any problems, besides the occasional loud music from one neighbour. I hear absolutely nothing from above, or from the unit to the east. We had some air circulation issues, but Concord was quick to come in and fix the problems in every unit.

I've heard nothing but problems with Montage. Haven't heard anything about Luna...so perhaps Luna's just a better built building. Search the forum...there have been many complaints about Wes One, Montage, Neo.

Dog sh1t in the hallways....people leaving their garbage in the hallways. I'm not a Cityplace "hater" as I like some of the buildings...but some of the newer ones aren't the best quality and the real problem are the tennants (I'm assuming a small minority) who could care less about their neignbours.

Already checked that website, and havn't experienced anything that has been mentioned there. Garbage in the hallways was quite common back when I lived at Quantum though... and people leaving their cat out in the hallway.
 
Its not usually about the building itself, its about the people proximate to the person you are speaking to. Twp people can have completely different experiences based on the habits of their neighbours. Its not a building's fault if someone's dog shits in the hallway; or if someone puts their stereo right beside your bedroom wall; or if the person across the hall is a late night partier. Finally, some people are more bothered than others and complain which gives thier building a bad name.

So its very hard to generalize about a 40 story building based on a few people's opinions.

It's more than just a few people.
 
The only thing to do is to push property management to start strictly enforcing the building rules. Start pestering the board of directors about the state of the hallways. Have the repeat offenders sent letters and get investors to regulate their tenants. Send letters, post notices and watch ticked-off residents start to report offensive actions.
