Church-Wellesley Village

511 Church Street is being listed for sale at $13 million. It is just north of this recently proposed project: 68 Wellesley St E

Stick a tower on it and make it lame!

No room, the entire site is barely 5,000ft2, its adjacent to Barbara Hall Park; and its got that hulking proposal @AlbertC referenced to both its south and east.

I don't see any development being feasible here. The ask seems hefty based on going concern business here. I defer to others but wonder what the GRM is on this.

Now this is coming straight from dreamland but it would be great if this building were bought up and donated to the 519 in lieu of the sad space they wanted to carve out for them at that proposal on the NE corner of Church and Wellesley. Probably too hefty a price tag but it's nice to think about haha.

Recommendations​

Councillor Chris Moise, seconded by Councillor Paul Ainslie, recommends that:

1. City Council increase the 2024 Operating Budget for Non-Program by $40,000.00, fully funded by Section 37 (Planning Act Reserve Fund) community benefits from the development at 355 Church Street (Source Account: XR3026-3700687) for the purpose of forwarding funds to the Church-Wellesley Village Business Improvement Area to be utilized for local streetscape improvements in the form of trans flag-coloured pedestrian crossing areas at the intersections of Hayden Street at Church Street and Wood Street at Church Street.

2. City Council direct that the $40,000.00 be forwarded to the Church-Wellesley Village Business Improvement Area, subject to the Business Improvement Area signing an Undertaking governing the use of the funds and the financial reporting requirements.

Summary​

This motion seeks authorization to amend the approved 2024 Capital Budget of Transportation Services to include additional Section 37 Planning Act Reserve Funds in the amount of $40,000 for streetscape improvements in the form of trans flag-coloured pedestrian crosswalks at the intersections of Hayden Street at Church Street and Wood Street at Church Street.

In 2019, the City painted trans flag-coloured pedestrian crossing areas at these locations to celebrate the 10th anniversary of the Trans Day of Visibility, the 50th anniversary of the decriminalization of homosexuality in Canada, and the Stonewall Riots.

Five years later, utility cuts and other wear and tear due to construction have worn away at the paint. As this year marks the 15th anniversary of the Trans Day of Visibility, the Church-Wellesley Village Business Improvement Area has requested that these crossing areas be redone ahead of Pride 2024.

Long and short:

They owe the current landlord $100,000 due to being short on the rent pretty much every month for the last 2 years.

They've praised the landlord for patience, but note that landlord is now requiring the debt be paid by July 2024,.

They are seeking to fundraise the 100k and 200k on top to give them breathing space.

The landlord has agreed to modestly reduce their rent for one year from July, if the debt is paid, to give them some breathing room.

I think this is a good illustration of how cutting to profitability/stability is rarely a good strategy.

Budgetary restraint is sensible if one is short of funds.......... but you can't keep customers if you're diminishing inventory, hours and customer service.

I wish them well. Big hill to climb.

I've read their strategy., I have to say it concerns me a bit, I agree they should raise well beyond the $100,000, but its what they proposed to do with balance (buy runway for a year), a small nest egg for 'transformation'...... that has me concerned.
I think they need to be thinking bigger, as in 'endowment'. I suspect the low end of that number is closer to 2M than $200,000. I don't know if they can raise that, but to me, that's what would buy them longevity, along with putting more $ into rebuilding what made them successful in the first place.

CBC Toronto reporting on a small patch of grass outside a hydro substation that was supposedly meant to be maintained as a parkette, but has instead been a mostly neglected eyesore:


Hydro and the City can't even seem to agree whose responsibility the space is......... while Councillor Chris Moise seems to be missing in action.

It's foolish to expect the lawn to hold right in front of (and immediately around) a bike share corral anyways - and the latter also have an unfortunate tendency to rust and turn into an eyesore.

Sure, but there are alternate landscape treatments that could be employed, if desired.

A bit more hardscape, a curb and a native ground cover like Virginia Creeper could work.

Of course there are - but the little parkette as implemented suggests a certain level of slapshoddiness so common in landscaping projects here in this city; and I am not sure whether it is a lack of funds, lack of care or lack of thinking - or perhaps a combination of all three.

All three, and I will add the turn of phrase 'ad hoc'.

"Oh, someone wants seats, we can do that, there's room there for a bench"

But no one asked for the waste receptacle that week, or the Bikeshare, or the tree etc. So the the consideration of how to space/landscape around them collectively never happens.
