@ProjectEnd always with the adhominems... I find this a bit rude and mean spirited.... I endeavour to be as well versed and read as you in matters of urban planning and architecture, perhaps only then can I observe, evaluate and digest? Not sure how I've managed to function so far in life...

City Council definitely adds to to the challenges of development in this city, and KWT is not crazy about condos/development... This particular item was regarding 7 Dale Ave... 4 storeys, if that's not reasonable then I'm not sure what is....

    Toronto YC Condos -- Yonge at College | 198.42m | 62s | Canderel | Graziani + Corazza

This is SO bad. Looking from the east, it's kinda bulky too and I barely notice the white balconies. I'm really surprised that this looks worse than DNA3 -- how did they manage that? Is the spandrel a shade lighter?

Thank goodness this appeal was in before OMB reform (I think?)! Hopefully we'll see something built here... Of course the revised height still isn't satisfactory to the planning department: The application was revised in March 2018 and represents an improvement from the original submission...

No, one of the buildings is TCH (220 Oak St). Or possibly because phases 4 and 5 are going out to tender and Daniels might not be part of the project. Also, I believe some of the residents here will be relocating to the new buildings that will open up this summer/fall.

It looks like the developer wanted to add an illuminated sign to the mechanical penthouse and filed an appeal: https://www.toronto.ca/legdocs/mmis/2018/sb/bgrd/backgroundfile-115164.pdf

+ Increased construction costs. Not to mention recent HCDs, tower separations, and now TO Core (restrictions on net new shadows on parks, requirement of 40% 2+bedrooms in buildings with 80+ units)... Yikes, scary times ahead for housing after this boom. I suspect only the big players will...

The tallest residential tower is a rental -- so no need for a sales office. http://urbantoronto.ca/news/2017/04/urban-design-plans-reveal-potential-phasing-well

Looks like there will be a public RFP for phase 4 and 5... interesting. https://twitter.com/TOHousing/status/987442164757131266 I always thought it wasn't optimal to have one developer preside over the entire project.

What a travesty... it's also unfortunate how these towers meet the street here.

wow, I'm at a loss for words here. Surely these units came at a premium and the actual cladding could have reflected that...

The video embedded above is from Crestford's official YouTube channel. Hoping for a redesign here. I noticed renderings in the video above that suggests a slight variation on what was previously proposed.

This is repulsive... However, based on the developer and architecture firm behind this project my expectations were not very high... I expected something between DNA 3 and Lago at the Waterfront.. did either project have this much grey spandrel? DNA3 looks quite dark.

The storefronts are all boarded up. However, it looks like the condo is still occupied.

From a recent 3 part interview with Sam Mizrahi. Also... It looks like he will own a unit here and manage the building for at least a year after it is built...

    Toronto The RIV | 113m | 34s | Broccolini | Arcadis

Fortunately (I think), it looks like the Queen-River secondary plan is under an appeal at the OMB. I was curious about the proposed neighbourhood designation and found this interesting bit in the planning rationale prepared by Bousfields: I find it remarkable that 8 houses can wield such...

    Toronto The RIV | 113m | 34s | Broccolini | Arcadis

Interesting... I'm for development here. The Regent Park buildings that line this stretch of River are mostly TCH or co-ops so any market buildings proposed here would be a great addition. Shame IBI group has been hired though. However, I suspect that this particular development doesn't stand...

I got an email recently that said that floor plans should be available towards the end of the month and that units are priced at $1300-$1600/sq ft and up.

Spaces (former WE Charity HQs, 345 Queen St E, TriAxis, 3s, Kohn Partnership)

looking good.. I read somewhere recently that the entire block across the street was acquired and that the TD Branch is now closed. Any one have any details on that? This should bring a slew of young people to the area. It will be interesting to see the effects on the commercial spaces, if any...
