    Im a first time home buyer and looking to buy to live in it. I also want a property that will appreciate in value considering the market is due for a correction. I'm in no rush to buy it. I just feel it's a great location with growth opportunity. Is it worth the price?

    Is it worth the price is what I'm asking. I know the den is not really a den. More like a nook. Good deal? Bad deal? For the price at $486/sq.ft at 804 sq. I don't think the floor plan is that bad. I would consider this more of a 1 + den.

    What about the fact that trinity is in better location. Walking distance to distillery district, future west don park, St.Lawrence market and to the subway station. No strip club or homeless shelters nearby. Don't you think Trinity would be a better investment?

    But because the LOCATION is so ideal (and everything else aside from layout is perfect), I'm thinking that to give up a little in terms of layout is justified? If I were to live in it for a few years I think it would be incredibly easy to rent out.

    What do you guys think of the new B9 floor plan (696 sq ft)? The remaining suites (fl 5-7) are priced b/t 380-395K? It is the bigger of the two that came from the recently split 2+den suite - the layout is not ideal imo, but they sell out on all of the other 1+dens. What about the future value...
