There is about 263,000SF of industrial on the site now. The proposal would have *more* industrial space, about 300,000SF.

    Harbourfront Centre

Landscape appears very nearly complete. Interestingly, it’s designed by MJMA.

That’s it. In other news, there is an RFP for tree removal on the east island and mainland.

The elevated POPS is not much of a public space at this point, but it is looking gorgeous.

    Zoning Reform Ideas

Short answer: not in 50 years. The first complete Toronto zoning didn’t exist until 1954, and then there were a lot of changes, many of them specific to particular places, through the 1960s. The “Reform council” made the last big round of changes, which were restrictive, in 1974-75.

New docs are up. All of the renderings and perspective views are deliberately vague, but it is clear that this thing is still a beast. And it’s possible to compare the new building to the existing island. They match very closely.

    Claude Cormier 1960-2023

His death was expected, but it hits hard. He was a lovely person and one of the great landscape architects of our time, period. My obit to come.

Problematic Park Design - Why Some Parks Don't Work

To be fair, Sherbourne Common North - though already a decade old - is missing the adjacent buildings on the west side for which it was designed. It clearly has problems, but it was meant for passive use by a large population that doesn’t yet exist. Probably waterfront should have commissioned...

A few pictures taken Thursday before the public meeting. The West Island, despite being neglected for decades, is not a dump. It is a beautiful landscape with a few bits of junk that need to be removed.

That seems to be aluminum on top. Icing on the cake for what is, to me at least, a very disappointing project. This was a gorgeous building.

    Toronto 15 Toronto Street | 205.93m | 53s | Madison Group | BDP Quadrangle

Decent, but still not adequate as a neighbour to one of the most important 19c buildings in the city. I’d like to believe that they will deliver this as drawn, but they won’t, and the VE version could be a mess. It’s a fussy design whose success will rely on detailing and material quality. If...
