Not using a buyer's agent in this market

I've been given discounts in the past for not using a buying agent. With the internet and if you've got the time to do your own research, getting a buyers agent seems pointless.

    Electrical Upgrades Question

ESA is Electrical Safety Authority. They are the body that oversee electrical inspections in Ontario.

    Electrical Upgrades Question

I'm guessing it's for keeping it easy for the electrician. Rather than have a list of different units with the various options, everything with a ceiling box gets the same sort of installation. I still don't understand why one would want a ceiling light and a switched plug. If it were my unit...

    Condos and Political Canvassing

They would need permission from the board and/or property management, which bell or rogers would have.

    Interior Condo Door Swing Regulations?

I saw a similar issue to this in the past. Off the top of my head there are 2 possible reasons. One is that there is no where to install a light switch for immediate access if the door swings the other way. The other possibility is that the door could hit another door (in this case your...

Real estate agents - why do you do this?

That looks good. I'd also like to see this mandatory (as well as square footage). If it does, you'll have a lot of very unhappy realtors though!

Real estate agents - why do you do this?

That sounds nice, but other than people in brand new condos, who has floors plans for their homes?

    Electrical Upgrades Question

Then assuming it's a new condo, with poured concrete $400 for a box is a good price. The cost to add one afterwards is a hell of a lot more and it's either very messy or very ugly. Afterwards if you want one, you can add another wire and get a double rocker switch so you can put a fan and...

    Electrical Upgrades Question

I've never seen anyone request to have a switched plug as well as a ceiling box. I can only speculate, but I'd would say you're right that you get both operating on one switch or you can get 2 switches to operate both separately. Go for upgrade 1. As long as your ceiling box is working from...

    Electrical Upgrades Question

Without seeing the electrical drawing it's hard to say for sure. But these days it's typical for a bedrooms to not have a ceiling light. Instead half of one of your plugs is controlled by a switch to operate a lamp (something I hate, but that's another topic). My guess is that to have an...

    airbnb.com vs. condo rules

Accordingn to this link http://www.condoinformation.ca/laws/condo-rules Then such restrictions are allowed to be made. But we can't assume that's 100% accurate either.

    airbnb.com vs. condo rules

Excellent idea. After they leave you'll have a nice vegetable garden to enjoy.

    airbnb.com vs. condo rules

Unfortunately I can't point you to specific legal cases. I just remember several years ago reading about it. There used to be condos that had "No renters" rules and someone challenged it saying it's my home, I should be able to do what I want and the courts sided with them effectively striking...

    airbnb.com vs. condo rules

Condo boards could ask for DNA samples. It doesn't make it legal. I'm not saying this is not allowed, I just wouldn't take their word for it. I understand it's a possible logistical nightmare for them, but that's not your problem. That's why you pay fees. In your situation I wouldn't...

    airbnb.com vs. condo rules

I'm sorry but I don't have an answer for you. But what the hell does this have to do with the condo board? It's your home, you should be able to rent it as you see fit. Didn't courts rule on this several years ago that board restrictions like this are not allowed? If I were you, I'd spend...

Anyone sold their own home? Or used a flat-fee MLS service?

Well Nancy we can agree to disagree on that. End users know MLS. It's what everyone uses. Sure it's been possible to sell without using it, but realistically if you're not on MLS you're invisible to 90% or more of the market. That makes (or made) an agent mandatory.

Anyone sold their own home? Or used a flat-fee MLS service?

Until recently Nancy, you pretty much were forced to use them. That's changed and that's why this topic is here.

Anyone sold their own home? Or used a flat-fee MLS service?

I have nothing against realtors, but the fees are far, far too high for what they do. Comparing your profession to a doctor is pathetic.

    Baby, we got a bubble!?

Realtors have an interest in always singing the praises of real estate. They really don't have a clue as to what the future holds, except maybe a handful of very skilled and experienced agents. That said, I would never work with an agent that has terrible spelling.

    California Condos (Camrost-Felcorp) - Real Estate -

I heard that the pool was going to be moved to the 4th floor podium level. I can see what certainly looks like an indoor pool from my balcony on the south-east corner of the building on that podium level.
