    Baby, we got a bubble!?

And history has proven, repeatedly, all over the globe that when prices have been increasing for many years it will continue indefinitely.

Where are the flat-fee MLS listing services?

I know you're trying to defend your profession, but at least make up realistic statistics.

    Condo Upgrades

This is generally true, but not always. I lived in a place a couple of years ago that had its own self contained AC/Furnace.

    Baby, we got a bubble!?

Has there ever been a time in your career when you've said to a client, now is a bad time to buy, save your money?

Where are the flat-fee MLS listing services?

I thought 95% of sale price was less than 100%

    Baby, we got a bubble!?

According to my lawyer, the 6 month primary residence thing is a myth. He told me that you could buy a place just intending for it to by your primary residence but if your circumstances change and you have to sell it you don't get to worry about capital gains. He did note however that if you...

    Condo Upgrades

With my place, getting a credit for the appliances was not an option as I was told they were all ordered (I couldn't get an upgrade for the same reason). I sold all mine as soon as I took possession and bought what I actually wanted.

    Baby, we got a bubble!?

I have no idea, I just know that this particular contract was done under the old rules based on the original date.

    Baby, we got a bubble!?

Maybe I missed something but based on the dates the buyers were entitled to walk. Before the rules changed a couple of.years ago wasn't there a max of 2 years beyond the closing date that the buyer could walk? When that 2 years was up with my condo I had to sign an amendment but I was entitled...

    Baby, we got a bubble!?

That's a bit harsh. Pick any subject and you will get people who disagree. If you showed that to most people on the street I believe they would not like it. There's nothing wrong with different opinions and there's no need for comments like that.

    Baby, we got a bubble!?

That picture is an eyesore. I'd move if that was built on my street

    Baby, we got a bubble!?

Because they look stupid. I live in a neighbourhood with a scattering of these that I see when walking my dog. They do not fit into the neighbourhood at all. I get what you're saying about sometimes you need to replace the old stuff for a variety of reasons, but I don't think people should be...

Recent "sold" units in my building

Is there any way other than contacting an agent that I can see what units sold recently and for what price in my building? Thanks..

    Pre-delivery Inspection and occupancy fees

I would like to hope that a clause like that would not be valid in a legal challenge. In most (all?) cases you cannot sign something to override a law. ie., you can't sign a contract agreeing to be murdered (extreme example, but just making the point).

Anyone sold their own home? Or used a flat-fee MLS service?

I don't know what the connect system is, but I've heard from many sources that agents can't see your listing on the regular site they use (I think it's Torontomls.com or something like that). This includes a neighbour agent who when I told her I was for sale she came back to me a little while...

Anyone sold their own home? Or used a flat-fee MLS service?

Well I don't see it as a big deal, especially when only 10% of the sales involve an agent. BTW, if an agent is involved, it will probably involve OREA form 201 or 202. If form 201 is used, then the agent is allowed to put his/her "SOLD" sign on the lawn.

Anyone sold their own home? Or used a flat-fee MLS service?

I said 20-25% are sold privately throughout Canada (this probably includes Quebec, where Comfree - Duproe or something like that it's called there is about half the market). 90% of comfree listed homes sell without an agent involved, contrary to your earlier posting. It's possible it might be...

Anyone sold their own home? Or used a flat-fee MLS service?

Actually drewp, the percentage of comfree sold without ANY agent is 90%! (and 20 - 25% of all real estate transactions in Canada do not involve an agent) It's hardly surprising because I've not had a single agent come show my place. It's all been down to me to get people through the door...

Anyone sold their own home? Or used a flat-fee MLS service?

Drewp: I don't have the stats handy, but the % of sold vs. unsold is about the same with comfree as it is on MLS. Also, comfree.com is the 2nd most active real estate website behind realtor.ca (it was third behind remax, but it recently took over). Granted, the lack of being on TREB is a...

Anyone sold their own home? Or used a flat-fee MLS service?

My place is currently listed with comfree. As an organization I've been very happy with them. They took excellent photos and the lady was there at least a couple of hours explaining everything and answering my questions. So far I've not had much luck selling (been 4 weeks) but my building has...
