    Condo Upgrades

It's doubtful there's a box in the ceiling for a light (or fan). Most new condos don't do that from my experience. If your floor is already built, then you have no chance if there isn't a box already. If it isn't built, then ask asap but expect to pay a lot for it. If there is a box, I doubt...

    Baby, we got a bubble!?

I'm not saying you're wrong, but I rarely (never actually) have heard of a realtor being punished for breaking the rules. I have had dealings with many agents. Yes, I've met some great ones that are very professional, but they are the minority in my experience. Here's what realtor David...

Closing Cost (pre-Con) - What else does it contain ?

I've purchased three condos, each of which I paid to the builders solicitor in trust. Each time I was paid interest on closing.

Closing Cost (pre-Con) - What else does it contain ?

Phantom rent is based on your purchase price minus your down payment. If you put a lot down then your rent could be very low.

    Baby, we got a bubble!?

It would be far more meaningful if the opinion wasn't coming from someone in an organization that has a very strong interest in the status quo. If anything, this article shows a strong degree of desperation and actually works against him (Arseneau).

    Baby, we got a bubble!?

You represent a very small portion of society. Just because one may not be personally affected does not mean it doesn't/won't happen and have significant impacts on large portions of the population.

Absolutely none. It's all in your lawyers hands at this point.

    Baby, we got a bubble!?

How does this prove anything? It's opinions, written by a bank I might add. It could well be correct, but it sure as hell ain't proof.

    Baby, we got a bubble!?

I think it would depend on the situation you're in. Are you planning to stay long term? Do you have a lot of equity? There's no blanket answer that applies to everyone.

    Map of entrances

I did a google search but came up empty handed. I'm looking for a subway entrance map. Sort of a blow up of each intersection that has a subway station with a marking to show where all the various entrances are. Does such a thing exist? Thanks..

    Opinions on West end Buildings

Thank you guys. That's very helpful! During my search - admittedly just begun - I've seen potential buildings on Subway Cres, Aberfoyle Cres. and the SW corner of Islington/Bloor. Any experience with those buildings? I'm less about the amenities and "bling" so it sounds like the Essex...

    Opinions on West end Buildings

In a few months I'm looking for rent a condo or apartment in the west end. I'm hoping to get a place that's within walking distance of Kipling or Islington subway station. Does anyone have thoughts on some of the places around there? Nice buildings, well maintained, decent residents, etc? I'd...

Buying a condo pre-construction without an agent

The very first condo I bought gave me a $3000 rebate on closing because I didn't use an agent. Ironically, I was very green in real estate at the time and it was something I never considered or asked for, it was just given to me automatically as part of my contract.

Anyone sold their own home? Or used a flat-fee MLS service?

Thanks.. I've been very busy in the last few days with viewings so I'm optimistic..

Anyone sold their own home? Or used a flat-fee MLS service?

Here's some questions and answer from Comfree regarding the change: 1. How is it different than if I signed up with Joe William in Ottawa (Andan)? Your listing would be with Commonsense Network Brokerage and would be on the Toronto Real Estate Board with more photo's and a more direct way...

Anyone sold their own home? Or used a flat-fee MLS service?

Yes I've been very happy with Comfree. And yes I was told I'll get the paperwork for the transfer to treb very soon. As I understand it transactions will now be done with standard OREA forms from now on. I'm on my phone at work but I will post the Faq questions about it later.

Anyone sold their own home? Or used a flat-fee MLS service?

The info there is skimpy, but I'm with Comfree and shortly I will be switching to treb plus will now be able to put up more pictures.

Anyone sold their own home? Or used a flat-fee MLS service?

Comfree have just become a brokerage in Ontario. I believe that means you'll use their services just like any other realtor. This also means that your MLS listing with now be on Treb instead of in Ottawa. This will likely result in significantly more traffic for comfree clients in the GTA...
