Living in condo during occupancy period and assigning it. No capital gains as principle residence.

That's not what the wording says or means. Read this. As per my interpretation it would in fact qualify. There is nothing there about a minimum of one year...

Living in condo during occupancy period and assigning it. No capital gains as principle residence.

I think he'll find a lender who will give him a mortgage if he looks hard enough. Honestly, I think he is looking for an exit and considering it is his current principle residence wants to understand the tax law re: capital gains. That will impact his decision to assign, or hold and sell, etc...

Living in condo during occupancy period and assigning it. No capital gains as principle residence.

I understand 1 year is an assumed general guideline but not tax code. Am looking for specific case law, but I will recommend a tax lawyer.

Living in condo during occupancy period and assigning it. No capital gains as principle residence.

I have a friend living in his condo during the occupancy period and his only option to sell is to assign it. He fully intended to move and live there as his primary home and all of his accounts (bank, employee home address, etc) have been changed to there. Due to lending regulations that came...

When you leave it to other people to care about and build your personal dreams, it's not likely to happen. You could have proposed the idea at least to the city ;) . Maybe next time?

Should have proposed it to city hall. All is done now ;)

No, the Bathurst bridge isn't clear or close enough in this shot. That yellow one in the distance is the bridge that connects City Place to Front Street. Bathurst bridge would be directly after that, but it's not visible really in this pic.

Stackt Container Market (28 Bathurst St, future park)

No. You'd segregate the rail from people playing in parks and backyards.

Stackt Container Market (28 Bathurst St, future park)

    No. You need rail.

Stackt Container Market (28 Bathurst St, future park)

Necessary? Why? What's you reasoning / data? Fast transit is necessary and fast connections are necessary.

Parks are for rail decks. This site has much more potential than just a park.. Retail can be.combined with a park - as we see now. The key is to maintain connectivity all the way up to Stanley Parksouth extension, and Garrison Crossing to Fort York park and on to the waterfront.

Yes, it would. If the rail deck happens and is successful, I think the city could reasonably consider extending it up to the stanley park extension and garrison park. Propably 15 years away at a minimum if it would ever happen.

Stackt Container Market (28 Bathurst St, future park)

This is a great use of space, and overtime, it has the potential to become a destination for tourists and locals. As development pushes further west along the rail corridor there are the Wellington Destructor and Abattoir sites prime for re-development making use of existing spaces. I envision...

I don't think roads are necessary between LV and the downtown core. What about an LRT instead?

The future of the city is transit and pedestrians. The love affair with a potential Front street extension ends now!

They are rentals. Quality and variety can be found by renting the right unit in an actual condo from the owner. The podium (retail) area looks nice and polished. Well played.

Really shaping up to look like the renders... I like it, and I like the connectivity to King West, Liberty Village, Queen, and Waterfront. Good show! I'm following Novus as well... I can see these towers, pedestrian bridges, access to King West, and retail adding a lot of movement of people...

    Garrison Point (Diamondcorp/Cityzen/Fernbrook) - Real Estate -

Even for investors renting out a studio or 1-bedroom, you want to upgrade some of the items from a wear and tear perspective like the countertops. Frankly, doing it with the builder on a pre-con is typically cheaper than after market for the exact same material. This is contrary to most...

    Garrison Point (Diamondcorp/Cityzen/Fernbrook) - Real Estate -

Looks nice. What's the risk to the buyer or seller if a transaction happens but the builder finds out that the property was listed on MLS which, in most contracts, is forbidden and could be considered a default on the property....? Or to builders generally turn a blind eye? I can assume the...
