    Toronto 253-263 Viewmount | 125.79m | 39s | Osmington Gerofsky | Wallman Architects

Would you not say the rationale is the buffer of the Allen expressway to protect the neighborhoods than the distance to the subway?...there are far closer areas to subways which will never be changed this drastically .

    Toronto 140 Merton Street | 99.8m | 29s | Missanabie Cree Elders Care | Montgomery Sisam

Yep kingsett just got 40 storeys approved by council 5 doors down the street?. But that's affordable housing for you, frustrating.

    Toronto The Wilde | 99.7m | 30s | Chestnut Hill | Kirkor

Based on this and the timing did this actually get 28 storeys ???

    Toronto 140 Merton Street | 99.8m | 29s | Missanabie Cree Elders Care | Montgomery Sisam

Right I'm just wondering who we think would be the appellant? Can the city appeal itself?

    Toronto 140 Merton Street | 99.8m | 29s | Missanabie Cree Elders Care | Montgomery Sisam

Good points, who do you imagine would appeal this if it went for higher height?

    Toronto The Hill Condos | 154.9m | 50s | Metropia | Arcadis

Has anyone seen the plans for this? - apparently significantly different from the city website.

    Toronto 399 Yonge | 252.3m | 75s | Capital Developments | Teeple Architects

I hope it's secured...no guarantee when the applicant is looking to flip the property.

    Toronto 225 Queen East | 121.4m | 37s | Dash Developments | Arcadis

Good points, it's incremental but I think on a protected park it paves the way for more. I don't think the rest of the block is safe at all personally...heritage facades seem to be pretty minor obstruction these days with all the cantilevered proposals. I'm with @ProjectEnd I think...

Well I was wrong...though I've never understood shadow impacts. Some parks are more important than others?

Docs got posted - now 36 storey with a big step back at 34... I'm unsure if this is approved or just a proposed settlement? settlement letter here - https://www.toronto.ca/legdocs/mmis/2023/cc/bgrd/backgroundfile-238199.pdf

    Toronto JAC Condos | 108.5m | 34s | Graywood | Turner Fleischer

Based on track record (approval timelines, joint ventures, no 3-bedroom requirements) I'd say they have one of the best relationships with the city?

    Toronto 10 Abitibi | 171.2m | 50s | Amdev | Hariri Pontarini

Didn't mean to strike a cord here...I know how secondary plans work, my point is that this city initiated secondary plan is one of the most ambitious, "densifying" plans I've seen in a long time. I don't think it's in any way a continuation of the 109-page north york secondary plan you point...

    Toronto 10 Abitibi | 171.2m | 50s | Amdev | Hariri Pontarini

If I could though why did the North York planning Department all of a sudden decide to blow up these single-family areas when for over a decade it has fought harder than any other district to prevent density along existing subways like Sheppard avenue and the North York Center. Something is...

    Toronto Berkeley House | 124.99m | 36s | Lamb Dev Corp | A& Architects

Shows you how much I know...this block planning is going to make for some ridiculous units/views/lighting in particular the northern block of 49 Ontario and the 35 storey brick wall that is now 102 Berkley.

    Toronto 399 Yonge | 252.3m | 75s | Capital Developments | Teeple Architects

Proposal is compliant in every way so it makes total sense.

    Toronto 225 Queen East | 121.4m | 37s | Dash Developments | Arcadis

Has anyone seen any approvals that shadow parks? Seems planning is pretty law-less now, but I thought they'd keep this guideline

    Toronto 656 Danforth Avenue | 160.73m | 49s | Del Boca Vista | Studio JCI

Lol so everyone else in the area has to give 12.5m setbacks and this proposal is 9M and 2M...convenient.
