Also, would you or anyone else know if the frosted glass sliders/doors in bedrooms and dens are standard or upgrade?
 
Practically everything was an upgrade in this building. SS applicances, hardwood in the bedrooms, frosted glass doors, etc
 
wow $1k per one door. so that's $2k for the den then because the den has 2 doors/sliders? That's pretty expensive.

How much did you spend on your hardwood for the bedroom?
 
Hi guys. My understanding is that X is suppose to come with a built-in microwave in the kitchen. But from the pics of the kitchen I've seen here, I don't see any built-in mcrowave at all. Intead there is a hood fan. Did the builder decide to replace the microwave with a hood fan instead? Thanks very much.

It's there, but you can't see it as it's inside the island. This is a really smart design feature as I hate microwaves on countertops.

Good news is GG told me the condo is planned for registration by January 2011.

Good news is GG told me the condo is planned for registration by January 2011.

Closing costs are paid on closing date when title transfer is made, normally 25-30 days after the building registers. Closing costs are normally: legal fees, transfer land taxes, development charges, levies, hydro connection, tarion fee, etc.

I will post pictures if I am not too upset from what I see :) ... The closing costs are after the building registers, but on the move-in day the last installment of the down payment is expected. Ouch :)!

Thanks everyone for all the info! I wonder how much the closing costs will be.... I am on the 18th and my PDI is today. I will post pictures. Fingers crossed.
 
If you bought before 2007 you don't pay municipal tax, so only provincial - ca. 1% of purchase price, -2000 for the first time byers. Add lawyer's costs - 500-700-1000 and also add some deposits - hydro etc ...
 
I went for my PDI yesterday and it was a great experience. A few interesting notes:
- They are aiming to be registered by December 2010 so they can enter for building of the year, worse case, Jan. 2011
- All amenities will be ready by November (except the pool of course)
- They still have decorating work to do for the lobby, in the next few weeks they will be installing huge chandeliers and final touches (art, plants) to warm the lobby up
- If you have a parking spot and a locker they will be close to each other
- Missing cladding pieces will be installed when they do their first window cleaning
- Each unit goes through an extensive cleaning and paint touch up before move-in
- Balcony undersides will get a second coating in the spring
- The putting green will be properly fenced off and can only be accessed with a fob key
- I was told the lobby cost over $2 million...... They did not cut any corners there!
