How did this get so tall? I thought this area has all sorts of height restrictions?

Originally, North York Centre Secondary Plan area had maximum allowable height restriction of 100m (about 30-storey) and maximum density of 4.5FSI
- but around 2007 Menkes Gibson Square broke 100m height limit (dual tower of 42-storey granted at OMB; originally proposed for 3 towers but third was basically added onto the top of dual towers closer to Yonge so that west half of lot could be parkland); also broke 4.5FSI density limit,... thereafter, 5.98FSI became new maximum for prime corners with direct Subway Connection (and the height above 100m along with delta between 4.5 to 5.98FSI are charged at higher rate for Section 37 Community Benefit)
- Bazis Emerald Park (40 & 32-storey) with 8.6FSI (5.65FSI after Density Transfer) and Tridel Hullmark Centre with 5.98FSI (35 & 45-storey (12-storey office base with 33-storey condo on top)) soon followed
- Feb 2020, 5300 Yonge got Double Density at OMB; since then everybody and their grandmother been applying for and getting Double Density at OMB
- Menkes 4800 Yonge (50-storey with 12.03FSI) seems to be first Double Density under construction now
Thus, technically,... for most parts, the maximum height limit isn't really enforceable anymore,... but rather height limited by Density,... even at Double Density.

Wow, so much for all the fighting those earlier towers did for a few more floors... all they had to do was wait!

Well, besides waiting for height to allow more storeys,.... another faster strategy used over the years is shrinking ceiling height,... originally, most of these 100m condo towers hosted about 28-storey, then 30-storey, now about 32-storey! People aren't getting shorter but condo ceiling height are getting lower,...
