Toronto West Condos | 46.51m | 14s | Aspen Ridge | Core Architects

There is a rumour (and I have no substantiation) that the abattoir has been sold to another meat processing concern. In other words, there is a chance that the facility will remain - for the time being - as an abattoir.

Is there a thread for this already? West by Aspen Ridge. Looks to be Niagara and Tecumseth. 14 and 12 storeys.

So, it seems that Jerudan has sold the site to Aspen Ridge. At 12 and 14 storeys, they're going with what's been given zoning approval, so no long drawn out planning process here to get this built. It will be interesting to see how quickly Aspen Ridge gets this sold, and then built.

I wonder which architect has been given Bernard Watt's massing plans to complete, and even more so, I wonder what is happening to the existing Coffin Factory building immediately north of this. Was the lot severed? Is that still in Jerudan's hands?

Considering Aspen Ridge's current/ongoing projects like Studio on Richmond and the Jack condos, I'm guessing the architect choice of Quadrangle is consistent here.

From what I heard.. and I could be wrong..

So, there is a park approved for the South side of this development which the sales people are mentioning over and over.. but there is also a proposed road between the park and this building.. which the sales people don't mention unless you mention it first.
They do know about it though.

And, ok, it's a four pipe system so heating and cooling any time of the years but also buried in the docs, all heating and cooling will be individually metered ( which is fine but more to pay than just condo fees) and the company that will meter the heating / cooling will also charge a service fee. And if they dont end up using individual meters, the condo fees will increase by an appropriate amount So.. not .60C a square foot any more.

The brown brick buildings will be phase 2, not the same condo corp.. starting at over 1 million and a bit larger. Parking will be shared with phase one,, under phase 1. Not nearly enough parking stalls for every unit to get a stall,, 55000 each when you do if it's not included.

A Site Plan Approval application was filed on December 5. The architect is CORE Architects:

And, in case anyone (like me) had forgotten how the site is planned:

Also interested to see how the pre-cast, terracotta-coloured concrete on the podium panels surrounding the balconies turns out.
