The 113-year-old Hotel Waverly, the faded historic building at College and Spadina, could be knocked down along with the Silver Dollar music venue to make way for new student accomodation under plans by The Wynn Group, a Toronto-based rental group and building developer.

If the project gets the green light, the Silver Dollar will get an all-new venue on the ground floor of the 20-storey building. The haggard and insalubrious hotel that dates back to 1900 wouldn't come back.

As currently proposed, the 14,676 square-metre, 20-storey tower would include 202 rental units targeted specifically at students and 1,622 sq. m. of retail space at ground level. The 2nd floor will host a "boutique" version of a Wynn Group fitness studio.

Ironically, the old building looks way better than the new design. I will use the 113 year old building's design as a takeoff point for the design on my 2nd NimbyTect design for this site :) (I was hanging out at the SD the other night trying to get inspired.) Which do you prefer: the current proposal or my first 484 Spadina concept?

With the revival of 1 Spadina Crescent by UofT, I'd really like to see a building here that doesn't radically clash with that structure (i.e., no glass-and-steel high-rise).
 
I don't believe Wynn Resorts (casinos) is in any way connected to the Wynn Group, if that's what you're implying.

This project doesn't look good though. The Wynn Group aren't known for great upkeep of their buildings (I should know, I live in one) and I suspect this won't be a very well built complex especially when they're targeting students.

And as much as I hate when people complain about shadowing there is an elementary school directly northwest of the site and their playground would be in the shadows all morning.

I was thinking of the local slumlords (not my words), not the Vegas company.
 
The OMB webpage for the file says "no hearings have been scheduled" (yet?).
