Got an email from Edilcan...

It escapes me how a condo located directly adjacent to a mega-highway can be described as "a truly beautiful setting". Not to mention the mega traffic jam that will no doubt occur once 1600+ residents and their vehicles move in.

I was at an opening event for the first phases of the project. I almost choked when the local councillor mentioned the "truly beautiful setting". Marketing indeed.

Based on the above, it appears that the two 10-storey rental buildings are going ahead at the same time as the first of the three point towers. They refer to the first point tower as an apartment building… but I'm not certain that these forms to so formal as to take it that one of the point towers has gone rental as well. Anyone more familiar with the project know for certain?

Interesting. The Final Report to City Council had numerous references to the two 10-storey buildings as rentals, wth approximately 387 suites in them. Planning was okay wth not having a park onsite based on the fact that building 387 rental suites would accomplish an important policy goal, so the plan for the site was approved partly on that basis. The actual amended bylaw, however, does not include the word "rental" in it anywhere.

The SPA documents for the 10-storeys and the first tower do not include the word "rental" either, but as "apartment" is in the permits summaries above regarding the 31-storey tower, and it's now the rental instead, then it is planned wth 294 suites, and maybe that's enough to keep everyone happy.

so they swapped the two?

It could of course also be a bait-and-switch, converting the rentals to condo in reaction to rent control.
