I absolutely love it. It is completely appropriate for the location, land use, institutional goals, Secondary Plan goals, and OP goals. If City Planning gives the University a hard time or drags this out into a lengthy process I will be so disappointed.

The City Planner on the file is Paul Johnson, Senior Planner.

Land use designation proposed is Institutional Areas.

I liked the post above out of appreciation for the post...............but I'm not sold on the proposal here.

The massing is ok, but I'm not sold on this being taller than Graduate House.

There's certainly some creativity and I'm all for the idea of brick; but I find it a bit too Fort like........a fault it shares with Graduate House and with Robarts and the Rec. Ctr across the street.

Curiously I'm one to call out fitting in w/context as important; but the context universally shares a flaw, I'm not sure I see the need to repeat it.

It also appears to be too close Harbord, the sidewalk needs to be wider there and this needs to be set back another 1m or so.
 
Interesting brick work, the windows are nice, but it looks like it sucks on the street level. Hard to tell from lack of a render, but it looks like yet another boring glass wall, and a monolithic overhang above. At least extend the fancy brick work to the ground floor like King/Portland did. It looks nice at first glance, but in terms of massing and pedestrian experience I'm not impressed.
