Ya the distance from Waterlink to the Tower (along the North-South axis) is really close - seems much closer than the distance the Waterlink buildings are from each other (along the East-West axis). Kind of surprised the City planning department would allow that - I'd be pissed if I lived in one of those units facing North.
 
I don't have documentation that shows how close the buildings are together (10m?), but it is the narrow end of them that are facing each other. All images of the development through the planning process has shown the buildings being close, so anyone buying at one of the ends could have found that out it they looked (and if you're spending hundreds of thousands dollars, if you don't look into it, I have no sympathy).

But how was this allowed in the first place? Aren't there minimum separation distances (25m)?
 
Value of those northern units just tanked. Shame that the tower was allowed to be built so close to the existing buildings.
 
That is between towers - these two portions are residential buildings, which has a minimum distance of 11m.
You mean podium levels maybe? (Glad to see I was only a metre off in my estimate in any case.)

This whole site was zoning approved before the tall buildings guidelines were in place, this master plan is old and the Tower has been a long time coming.

Another example: VOX. Does anyone ever feel it is too close between VOX and 22 Wellesley?
That's different though. Not the case here. You have units looking right into other units.
What is the difference? You mean closer? If you check the Google Street View carefully, you will see so many units in those two adjacent buildings are not LOOKING into each other, but right next to each other.

X and Couture have a similar distance between them, looking directly into each other. I don't see how this is an issue. Those units were priced knowing the future build and Citizen was very clear with the phased buildings they've planned.

Just FYI, that's actually the North facing units (of Waterlink) looking right into the South facing units (of the Tower). The West-East units of this and future phases will be the same as the distance between the Waterlink buildings now.

I agree that it's too close, and I doubt those units were actually priced significantly differently when sold originally, though I also agree that it is at least mostly the fault of the purchasers who didn't look up the site plan beforehand (though in fairness, most people aren't as knowledgeable of the development process as those on this forum).

Yea, I screwed up in the direction there :D

I agree with you also. I doubt they were priced much cheaper, just like how any developer would price their less appealing units. Not much of a difference.
