20 storeys on one site is very modest. Queen and Spadina is a much more logical place for high density than Thorncliffe Park. Was reading the 1994 East York Official Plan at the Dawes Library a few weeks back. Apparently, this is where the proposed East York Centre was gonna be. I guess this *sort of* brings that to fruition (although probably won’t ever be recognized as “downtown” East York given the civic centre remains on Coxwell and Thorncliffe Park pretty much has its own identity).
