Soooo, the Minor Variance request did not advance through the system as the applicant might have hoped:

This has resulted in a resubmission...........when denied 35s via SPA, appeal to the OLT, when denied 40s, via Minor Variance, while the SPA is under appeal, resubmit for 50s!

As long as we're going to reopen the can of worms...............lets nix that fake park that's less than 5M wide (or 1/3 less wide than my apartment) LOL. Come on now, if everything's back on the table, I want an offsite acquisition, at a more than 40% height increase from the original proposal, I also want parkland worth 40% more, plus inflation adjustment. Just saying....

3 cabs for 330 units. Pretty good. It's an abnormally small plate so I doubt an extra shaft would even be possible. Even better that they're taking 25 spaces out here, it's literally 50m from St. Clair station.

Wow. 4 cabs for 409 units, even on a very tight 614sm plate. Good to see some folks taking this seriously!
 
Is the strategy here to ask for 50 and accept being bumped down to 40, like they already wanted?

Seems way too small a site to support such a large building, in footprint, space for residents, and respect for neighbourhood.

Has there ever been a similar site go from 7 stories to 50 stories? With all of the flipping, maybe only a 50-story tall tower will be profitable?

Is that little strip of grass supposed to be green space?. Might be big enough for a dog washroom...
 

Well this data serves a great narrative why density at Yonge & St. Clair is appropriate...

1365 Yonge was 3 to 50 in a similar period of time.
 
Would love to see the park named "Notable Park"

A not even 15ft wide 'park' in the shadow of a giant tower that has zero program amenities......is more aptly named Ignoble Park.
