They key giveaway in that legend is #3, which is the G+C spandrel special, and which will likely make this thing look cheap, generic, and uninspiring.

Even gentrified Yonge St. can't help but being a shambling mess. In a way I've kind of come to welcome it as an adorable idiosyncrasy that may even help keep rents a bit lower than they otherwise might get.

Was told by a local resident that this project won't be allowed to start until The Clover, which is across the street at the same corner is complete. Never heard of that before but I can see it being true. Two highrises going up at the same time on a narrow sidestreet would be a bit overwhelming for residents and traffic.
